The awesome news is that we closed on and now own a beautiful home with a 0.75% mortgage! I cannot overstate how incredibly awesome that is and how grateful I am to be in this position despite whatever else I may said about the process.
The not so great news is that there were $10,000 in errors on our Initial Closing Disclosure, including a major miscalculation on the Buydown amount. My suggestion is that folks really learn how to use the NACA Calculator and what each piece means – it was 100% accurate all the way through, and my final cash to close matched it very closely once I adjusted for the taxes, and the limits on buydown contributions, etc.
In the end, we were prepared to close regardless, and while we were 30 minutes late to the closing, we actually moved the closing up two whole days from the original 04/30 date.
I’ll try to do an update of my full timeline once I can piece it all together.
(And for those curious, especially @ttrumble – closing was at the Baltimore NACA office, which was empty except for one MC, our Closing Agent, our Realtor, and us. Everyone had masks and gloves, and hand sanitizer was on the table. We sat at opposite points around a 6’+ table and passed papers back and forth across. It felt pretty safe and relatively normal.)
@BakerTheBaker congratulations, and wow what an interest rate. I’ve been following your journey for a while and there seemed to be a lot of twists and turns but it is so amazing to finally close, isn’t it?
Definitely post your full timeline when you can, timelines are so helpful for other people going through the process. It definitely was for me.
