Yes @sneakerz4me it is still needed. I would suggest getting one done before qualifying and letting your landlord know that you may have to request another in the future with more recent payments.June 8, 2020 at 4:48 pm #69124sneakerz4meParticipant
Thank you. Where can I get the form that the landlord fills out? Trying to have as much done before my ATD event and or speak with a counselor.June 8, 2020 at 6:06 pm #69125imthabomb98Participant
your counselor will send it.June 9, 2020 at 5:37 am #69137sneakerz4meParticipant

This is from the workbook “ … you can provide NACA with a copy of the lease agreement and twelve months of cancelled checks or other documentation such as copies of the money orders with a matching bank statement withdrawal. Note that twelve months of canceled checks must also be provided if you are related to your landlord, or if your goal is to purchase the house you live in. You must also be prepared to provide an explanation, in writing, for any discrepancies between your self-reported residential history and either the residential information on your credit report or the information provided by your landlord”.
I use bill pay from bank to pay my rent, I plan to send them a print out of all payment made from my account and a copy of my lease.June 9, 2020 at 9:59 am #69148SaintDParticipant
Is there a link to Naca’s verification of rent form somewhere? I do not see the VOR in the workbook, or in an online pdf.June 9, 2020 at 10:07 am #69149NelsontMember
See the response from @imthabomb98 yesterday just 3 posts up on this very thread.
The VOR is considered invalid if you possess them after your landlord fills it out. Your landlord needs to send it directly to naca without handing it back to you. They don’t want you holding onto the form prior to meeting with your MC so if you haven’t had an intake session yet you will be given one at that time.June 9, 2020 at 10:20 am #69151SaintDParticipant
Thanks for the prompt response. I’ve had ATD, and did not receive the form. Just trying to prevent another opportunity of known delay. My counselor said that it would be sent, and it has not. Trying to use this forum as a source of valuable info without being a burden to an already overwhelmed Naca employee. The pdf can be provided to me, and still sent directly from the landlord without me tampering with it after being completed.July 23, 2020 at 10:42 pm #70723suzukiloveeParticipant
I thought we were not allowed to use Money orders?
I thought it had to be from our checking account as the bank has to know where the funds are coming from?July 23, 2020 at 10:51 pm #70724
@suzukilovee I use money orders. I purchase them from my bank so it shows on my statement either with the fee to purchase unless I have cash on hand to pay for it so it just reflects my rental amount .. you can also take a picture of the money order to show as proof. One counselor at ATD suggested I take the money out and go elsewhere to purchase the money order.either way your bank statement will reflect your rental payment amountJuly 23, 2020 at 10:54 pm #70725suzukiloveeParticipant
Wow, it really depends who you talk to — They made me go buy personal checks, when I asked if I could do money orders. They was like did you not pay attention at the homebuyers workshop. I was like, im sorry, it was alot of information. I just bought the personal checks… smh…. Im out of the Atlanta area.July 23, 2020 at 11:00 pm #70726
@suzukilovee yeah it seems that way and it should just be one way around the board. I get the checks and other forms of payment but what if they don’t take personal checks. I was paying cash for years. Getting money orders straight from the bank has been the easiest for me. I don’t see what the big deal is if it’s reflected in bank statements. I notated the payments on my statements when I upload them and so far I have not had any questions. I am qualified but seeking higher amount so I haven’t ran into the next set of underwriters but so far NACA hasn’t said my method is forbiddenJuly 23, 2020 at 11:11 pm #70727jkp2020Participant
@nelsont are you implying that we would need to type up a VOR form or would my MC provide me with one.
Not everyone rents to an apartment company, so I know it has to be exceptions to this rule. Many people rent to individuals/landlords.July 23, 2020 at 11:22 pm #70728
@jkp2020 they usually send it when you do your intake appointment. They ask for the landlords address phone number and email. My VOR was sent via email and I just let them know to be looking for it. My counselor let me know when they received it back. You have to first sign the VOR also showing that you’ve given NACA permission to request that infoJuly 23, 2020 at 11:38 pm #70731
