I was wondering if anyone out there has purchased a home with NACA without using a real estate agent? We have our home buyers workshop tonight, but have a unique scenario that has presented itself to us. A coworker of my wife is selling their home for sale by owner, we have fallen in love with the house, have essentially already agreed to a price and terms, and he wants to avoid using an agent at all costs for the money saving aspect of things. We dont want to pay a RE Agent a bunch of money for doing nothing…. Wondered what to expect. The home is less than 10 years old, we fully expect that nothing would be found on the home inspection, and the price we have discussed is about 35K under budget. I know we could contact a real estate attorney and go from there, Just looking for feedback.
Three words… Don’t Do It! Especially on a FSBO property! A ten year old property is by no means new enough to assume there won’t be any issues found upon inspection.
Having a real estate agent protects your interests in a variety of ways, and trying to avoid using one to save a little money is frequently the equivalent of shooting yourself in the foot because the gun is shiny.
Don’t take my word for it and ask some questions at the meeting tonight.
