1.How long does it typically take to get a property specific letter from the MC? And is there another way to get it if the MC is taking too long?

    2. What is a P and S contract is there a template that is filled out? I just wanna know how that works.

Once you request a psl your MC has 24 hours to issue one. Call your local office and say you need it. Ask to speak to the office manager.

Purchase and sales contract. Your agent has it. The template is unique to the real estate agency or brokerage. It’s not a naca document.

Your MC has a 24 hour turnaround to issue one.

Send an email with the subject “Property Specific Letter Request” or something like that and maybe give the address of the property as well. Your agent will need to supply the MLS Listing as well as the most recent tax sheet.

P&S is a Purchase and Sales contract. Once you have an accepted offer on a home, this is the contract that you will be signing along with the seller. Your realtor can help you with this but basically as @Nelsont mentioned, this is a document they will have. You and the seller will have to sign it and it will contain the purchase price, concessions, and any other addendums to the contract.
