What is the tentative closing date listed on your CD?November 21, 2019 at 7:00 am #62372
@Nelsonf. 11/20November 21, 2019 at 7:54 am #62374
You are close. I know you don’t want to hear this but that is a tentative date that BOA sets as an internal goal for themselves to meet regardless of what is on your contract. They don’t always meet it. But you are definitely close. Just hang in there. Remember, you got the CD. You will get this house.November 21, 2019 at 10:13 am #62380Peapod0609Member
If that is your initial CD yes you are supposed to sign it and email it back to your closing coordinator I believe. That is what I had to do at least.
I got my first closing disclosure on 11/12, wife and I signed and emailed it back same day and got the final closing disclosure 11/14 at 7:30 p.m. and closed the next day.
Perhaps call the mortgage department and ask if there’s anything else you have to do or if you have to sign and send your closing disclosure to anyone?November 21, 2019 at 11:02 am #62383
@Peapod0609 yes i got it on my webfile and by hard copy. There is no space to signe or so. And CM said that is only for my records. Im lost now omg. Its been 2 weeks since i got it. ?November 21, 2019 at 11:09 am #62384Peapod0609Member
Yeah, there was nowhere to really sign it on ours either, our closing coordinator asked us to sign and initial at the bottom of each page and send back. But everybody is different, if you have been told it is good, then I would not worry about it.November 21, 2019 at 8:35 pm #62403

@mcm87, your seller is ctually walking awayfrom the sell? I dont get it? You are so close its crazy! Has your realtor explain this to the seller? I just cant believe a seller would walk away at this point. You said somerhing about 11/22. Anything can happen between right now and tomorrow.November 21, 2019 at 11:09 pm #62410
Seller has been giving Extention since 10/08. Is understandable if they are walking away bc we are almost 3 months in contract. I feel horrible bt it is wat it is. We were able to fet an other xtention bc i got my CD and target closing on 11/20 bt nothing so at this point everything is lost. Btw i had to do 500 more for EM to show seller it will close bt once again. Nothing at all. File escalated on the 11/18. We had another lender condition requested a week ago naca did not say anything and till today we found out bc it was updated on web-file. A condition that was provided before. Even if we get an other extension that i doubt BOA takes forever to answe we won’t make it on time @Tara585

3 months in contract is not ideal but also not unusual especially for BOA regardless or naca membership…my neighbor sold their house and couldn’t close on their new house right away due to BOA delaying the closing 3 times for no apparent reason. Does you seller understand the repercussions of putting their house back on the market and waiting during the slow season potentially until the spring for someone else to come along? The only situation in which it would make sense for a seller to back out at this point is if they have another interested party willing to make an offer above asking price. I know I’m preaching to the choir here but, sellers do this just as a negotiation tactic and it often doesn’t work out for them.November 22, 2019 at 8:58 am #62413New beginning 23Member
I really didn’t want to get in to this story but because my story may help (I hope it does). I was in contract for my house and Naca didn’t clear my file, I went to closing the first time and the under writers still didn’t clear me so it didn’t happen. The sellers took the house and charged me $15,000+ (I’m in nyc) just to get the house back under contract to close. Naca whole process had me in tears and no one really had any answers. The reasons why I come back to this forum every now and then just to give people hope. But the things they held up my file for was minimal and could’ve been handled better then it was and sellers will take advantage if you let them. Even tho Naca knows and every bank knows you have to close within a reasonable time frame they just don’t care, and you eat the cost of fees. I had to go to the office because my calls weren’t being answered and wait until everyone left and they had no choice but to talk to me because I was the last one left. Even after all the hard work I had to put in I still wasn’t ctc, at my second closing in the lawyers office I still had to fax over documents. But because of the NJ staff and all the people I had to get involved worked together we were able to stall the sellers attorney long enough to get a ctc. So when we got the text and we sighed in relief they just looked at us even the lady from the title company pretended she went to the wrong location just to buy us time. And when I finally signed that contract I was so exhausted I just wanted to eat and sleep I didn’t even feel excitement I missed out on that part I just wanted to get it over with. Buying a house should not be that hard you should not have to do all the work and be on top of people to do there jobs. But the interest rate I got on my house in NYC and the 160,000 I got in grants I wasn’t about to let anyone get in the way of my family losing it. And I’m greatly for Naca just wish it wasn’t so hard because it doesn’t have to be.November 22, 2019 at 9:04 am #62414New beginning 23Member
