Glad I found this thread! I’m trying to get to Final CTC. My status on the portal has been sitting at “ACA-BAC Follow up – NACA has addressed all outstanding conditions. Bank of America is working with vendors to clear internal issues.” I contacted the Mortgage Dept today and was told Bank of America’s system is down and they are unable to review files at this time. @nacaway Hm.. no I wasn’t told that. I called the mortgage dept today and asked for an update, and they told me the lender sent the VOE form to my employer last night and received it back this morning. We got our UW CTC at around 4pm today. So unless something just crashed in their system in the last 5 min, that sounds a bit fishy.

@Renegade thanks for that info. I called about 4:30PM today and was given that info. I asked when the system would be back up and was told Monday. I need to get to closing on time so that I’m not responsible for paying the seller $200/day for every day beyond the closing date. Hello NACA forum family,
Well it was an absolute NIGHTMARE but wanted to let everyone know that we did in fact close yesterday and got our keys! It was terrible though, the actual closing took 4+ hours because the seller was being beyond unreasonable.
For some reason she wanted us to pay for a $50 title fee that she thought she didn’t have to pay. At first I was like whatever, it’s $50 I don’t care. Then she wanted us to pay $495 for a land survey done back in March and we went back and forth for a bit on it with the settlement agent but at the end of the day I said fine we will pay for that as well. So we cut them a check for $545 and then there was an issue where the seller thought she wasn’t receiving like $1,300 in commission (she acted as her own real estate agent because she is a realtor) even though the money actually WAS going to her! It took FIVE people like 2 hours to explain to her that she actually was getting the money. Our title company person tried to explain it, the title company she was at (we closed in 2 separate locations) tried to explain it, that persons boss tried to explain it, our NACA settlement agent tried to explain it, and it took person #5 who is a manager at the title company she was closing at to finally get through to her. Once they did we closed like $20 minutes later. Arrived at 10:45 for an 11:00 closing and didn’t leave until 3:05 or so lol. Phew!
We gave her the $545 though because during the entire NACA process I had assumed we would be paying about $2,500 put of pocket at the closing table. And we didn’t find out our final figures until 7:30 the night before closing that we were actually getting $2,325 BACK at closing! Seeing how this was so unexpected, it was like a bonus. So we didn’t care what had to happen to close the deal, we sucked it up, paid the $545 because we weren’t going to lose the house over it.
Sorry if that was a little long winded, had to vent lol. Literally everyone involved was pissed at the seller for how unreasonable they were being at the last minute, they couldn’t believe she was being so combative and bombastic over fees she was responsible for. Honestly I think it was likely just a negotiating tactic to squeeze more money out of us. But at the end of the day we did what we had to do to close, and this was our #1 option, we weren’t letting it go!

@Peapod0609..congrats! That was a horror movie you guys went through but in the end you guys were the ones that survived!! You got your keys AND you dont have to see that woman ever again!!!! I hope when I have my closing that its nothing like that. Im not in the mood for drama.At this point the attorney office says everything that needs to be completed should be next week. Where they got that 18th date and time is beyond me. I just want my keys!!!! We got our KEYS yesterday as well woo-hoo.. This was a surprise as everything escalated in only the last 2 days after our sellers threatened to walk off if not closed yesterday. Our closing went like a breeze, everything was done in 30 to 45 mins, we had no surprises in closing costs as they mostly matched my initial CD numbers and I also went through them line by line prior to closing. I guess we got lucky that the sellers had no issue with anything in there and I know the sellers were equally waiting to just get it over with closing as we were.

@NewYorkSpirit, How was the bank app process for you? Were they able to submit while you were there? Did your hand get tired? LOL. Lets hope its approved with no conditions and if so there super simple! Keep us updated. We are here for you!!

@vasumo…You got those keys! YES YES YES!! Very happy you didnt run across any issues like @Peapod0609(my new buddy) went through. Its funny how we all go through the storm some worst than others only for the closing to take less than an hour (if we are lucky!). Thanks everybody for the congratulations! We got all moved in Saturday and we are probably 90% unpacked. It still doesn’t feel real sometimes but it is a terrific feeling being a homeowner! We certainly did what we had to do to close. It is no surprise that our seller was being a pain at the end because they were a huge pain at other points of the process as well, but I didn’t expect this! Either way it is done with and we are so excited! We really love the house, it was our #1 option and we are very grateful we were able to make it work out with the various twists and turns the process had us take!
I will post my timeline in a separate thread shortly. I encourage you all to post your timelines, as reading others’ timelines was super helpful to me in the process. It gives you a rough idea of what to expect.
Congratulations to @Vasumo I know you were having a whole ordeal with your seller as well with threatening to walk and what not. Good job on on sticking with it and escalating. Sometimes that’s just what has to be done with the process, unfortunately.
@Tara585 any update on your closing situation? I know you were originally supposed to close today but you said it looked like that would be delayed. Do you have any more concrete info on the closing date and/or your final closing disclosure?November 18, 2019 at 10:39 am #62249
Again congrats to you guys on your closings!!!!! Im truly happy for you guys. @Peapod0609, I have heard nothing. If it had gone as it should have I would have had my keys right now! Im super disappointed. The fact that stuff was not completed as it should have been by now is truly annoying. I have had final-ctc since 11/04. I shouldnt still be waiting to close. But I have no choice but to sit around and wait for the seller to get it together.
