Interestingly everyone has now gone quiet. I have tried calling and texting my attorney and have not heard back yet, tried calling the closing coordinator, right to voicemail, and I also emailed everyone I can think of and haven’t heard back yet.

I remember when I got the call to set up a time to sign my bank app. I had just fought my way through rush hour traffic and was finally getting out of my car at my apartment. I turned right around and got back in my car. I was not wasting no time. I wanted that app signed and submitted asap. I got so tired of signing my name I got a cramp in my hand. But I didnt care. Get ready to sign and make sure they submit while your there. My MC didnt let me leave until he submitted the app. Make sure you come back and let us know how it went. We got our closing disclosure last night at like 7:30. I emailed the lady from the title company at 4:30 and she said we would have it that day. Three hours later we finally did lol. I suggest you do the same today @Tara585! Find out who the contact is for your title company and ask for an ETA on your final disclosure figures.
Apparently we are getting a lot back at closing! This was very unexpected and a pleasant surprise! I guess on page 3 of the initial disclosure they didn’t figure in tax credits. But they are on the final closing disclosure and the difference is enormous!November 15, 2019 at 8:46 am #62206

We are a bit confused by our process. Under contract 9/19. Set to close 11/13.
On 10/7- “ACA BAC follow up”
10/21 – Commitment Letter uploaded to webfile (but it was dated 10/9?)
11/07 – Initial Closing Disclosure uploaded to webfile, listing 11/14 as closing date
11/07 – “Approved – Outstanding Conditions” (conditions didn’t appear on web file, we had to call the mortgage dept for them to tell us that BOA was having trouble contacting our employers to verify employment, although we submitted our employment info back in September). We resubmitted our employers info on 11/7.
11/14 -i emailed MC asking for an update since our scheduled closing date had passed. He tells me we should get CTC within a day. I asked him why our employers have still not heard anything from the lender re: VOE. A
He never replies, but all of a sudden, our file changes from Approved – Outstanding Conditions to “ACA – Send to UW”. An hr later, it is now “ACA – BAC follow up” again.
Anyone have insight about what is happening with our file? Our MC has been less than responsive (I was actually surprised he responded to me yesterday), and we are trying to be patient, but it is wearing on us.November 15, 2019 at 8:53 am #62207NelsontMember
ACA is all conditions addressed. BAC follow up is BOA talking to NACA. There is nothing you need to do.
So as you are aware the conditions you received are not for you. Basically what BOA is saying is that your employer is not answering the phone. Uploading the VOE is all you needed to have done. Your employer needs to answer the phone when BOA calls to verify. It sounds like they were not and also not returning phone calls either. This is not unusual – VOE can be a big hold up.

@NelsonT thanks, I can tell we are at the finish line but this process has had so many unnecessary bumps that I worry.
We have been asking our HR folks at our jobs whether they have received any calls/emails, and they all confirm that no one has reached out to them. They’re super diligent ladies and I know they would be super responsive if they received any calls. In fact, the HOA verified our employment with them and they responded within an hr of getting the request.
The reason I am concerned is that when we called the mortgage department, they told us that our MC submitted the wrong numbers/contact info for our employers on our Bank App. We re-sent the correct info to our MC and uploaded it on the webfile just to be safe on 11/7.
Every time we have been told by NACA there is nothing for us to do, all of a sudden there are a million requests for us to do something we already did :p.
Guess thats just how it goes. Hopefully CTC happens quickly.
Our HOI binder had an effective date of 11/13 (our orig closing date). Is there something we need to do now that the 13th has passed? Or will the bank contact the insurance company for us to get an updated binder?November 15, 2019 at 9:59 am #62210NelsontMember

Well it looks like Im not closing on the 18th. Email received from attorney, still still clearing the title. Should have everything complete some time next week. I dont even know what that means and why wasnt that completed beforehand? My mom of course is Mrs. Positive, “it just gives me more time to get more things in place for the move.” I know there are always the chance for delays so Im just going to seat back and wait till they get things worked out. Im wondering what the CC meant last week when she said my title expires on the 24th. Thats why she wanted me to have the HOI effective date moved up. OMG.. It is finally happening, we are closing today at 2:30pm. I finally got my status changed to UW CTC last night and to Final CTC this morning. Title company is working on closing as we speak and hopefully if all goes well today then we should have the keys by this evening.
@Renegade Our status updates were similar to yours. We had “ACA BAC follow up” status since 10/29 until 2 days ago. On 11/01 we got the initial closing disclosure. On 11/13, 2 days ago our file was escalated after the seller threatened to walk-off with EMD if not closed by today 11/15. Yesterday when escalations asked lender what is that they need to move forward on my file, we found out that they need an updated master/hazard insurance policy that the HOA holds with mortgagee clause added in it. When we submitted this document 3 weeks ago we didn’t know they needed mortgagee clause added to master/hazard COI (Certificate of insurance), but apparently nobody checked about it at that time, or did not yet looked in to our file until yesterday and was just sitting there. After we provided the file, it moved to ACA – Send to UW for expedited review, then got UW CTC and final CTC. So, I suggest you request your file to be escalated, if not you never know when your file will be looked at. Hope you don’t have a threatening seller like mine. Hope you get your closing soon. And regarding the HOI, you can call them when you finally get your closing date and ask them to move the effective start date on the policy to the day of closing. I just called my HOI company and asked them how this works, and they said they will change the effective start date to today, my original closing was on Nov 8th.

So they are willing to start the entire process over agin instead of waiting a few extra days.. Whatever so dramatic! Lol. Well you are at the finish line getting ready to dash through the ribbon! And looks like I might not have to escalate our file — just got UW CTC about 20 min ago! I guess pending final credit check and verbal confirmation of our employment for the final CTC? Does anyone know what the lender does between UW CTC and Final CTC?
The end is in sight!
