@Kristijay super sorry to hear about your wait for CTC. You’ve done everything you can do. What you’re going through is what I dread when its time for me to close on my house in the spring. How is it going with the builders and builders agent? Are they being patient with you or are they trying to impose the per diem? @MDPeach22. I actually just received my final clear to close a few hours ago. It took several emails with a gem of a NACA employee and an escalation push by several people, but I will be closing on Wednesday. The builder has not been impatient, but I am not sure if the per diem is going to be imposed yet. My realtor is already prepared to fight it if it comes to that. I’m just happy it is over. @MDPeach I closed on Oct 14 at my closing attorney’s office, 8 days after I was scheduled to close by the builder. The closing went smoothly and thankfully I was NOT accessed any per diem fees. I’m not sure if the per diem was just to disincentivize closing late or if the current times factored into their decision, but I am grateful, happy and blessed.October 29, 2020 at 3:18 pm #72471
@WiltJayhawk, I’m waiting for my house to be delivered by early spring. I’ve already been through the qualification process, contract, and bank loan app, now just waiting.
@Kristijay, yay on closing and yay on no per diems. Happy for you! I think you may be right, combination of the times and being as diligent as possible probably precluded them from charging you per diems. I suspect per diems are really for people who are all over the place and truly not ready to close b/c of finances, etc. but I trust these builders will be more patient if it’s for reasons outside our control. Did NACA give you enough of heads up before they changed your closing date? @MDPeach22 My real estate agent and I had been in daily communication with my mortgage counselor, the closing department and closing attorney to ensure that they had everything needed to close on Oct 6. I didn’t find out about late close date until I contacted the mortgage department the day before I had been expected to close by the builder and still had not received the final CD or CTC. @MDPeach22. My builder’s agent (who I signed my contract with) was MIA pretty much throughout the process, but that’s another story. My personal builder(who oversaw the building of my home), on the other hand was not concerned at all and just told me to let him know when NACA scheduled the closing date so that we could do the final walk-through at that time. We notified him the day the CTC was issued and he scheduled the walk through for the day prior to closing.
