I read that if you are purchasing a new build that the funds for inspections are not needed due to the fact that you receive a warranty with the new build, I am assuming that includes modulars as that is what we want to purchase. Now that being said, I have no idea now how much I am supposed to save in the account because I can not get her to answer, and member services can not tell me and I meet with her on the 27th. Is what I read correct about no inspection fees if it is a new build?
Home inspections are not required for new builds for the reason you mentioned HOWEVER they are strongly encouraged because a home inspector will be able to tell you if the builders are doing things correctly and give you a leg to stand on if the appraisal is lower than you want it to be…shoddy craftsmanship is a reason for a low appraisal.
With that said the MCs will not answer questions in which they feel you should know the answer and this is one of those. The amount you need to have in your account is the same as your MRF. Your MRF is listed on your action plan you received in your very first meeting.
