MemberHello tlthom76,
That’s really strange about the rental ledger. Please email me with your NACA ID number so I can take a look-see to try and find out what the problem is.

Participant@tlthom76 I had the same issue with our P&S contract. I spoke with Dwayne in MP and he shrank the document a little and printed it out and then rescanned it into my file.

ParticipantThat’s comforting to know it’s not just me. I think @ttrumble got it taken care of for me. We’ll see what happens from here. 🙂

ParticipantMy status just changed to “Underwritten and approved. The lender has open conditions. These conditions must be addressed by the borrower or NACA as applicable”
So I think whatever you did Michelle accepted it. Now just waiting for BOA to clear their conditions 🙂
That makes me a little happier

Participant@tlthom76 my status too was underwritten and approved on 1/17 and it changed this morning to Final Clear to Close – The Lender’s processors update to Clear-to-Close Final once Verbal Verification of Employment (VVOE) and other alerts clear, and the loan is ready for closing to be scheduled.
Hoping for my final CTC today. My only concern and question is about the VOE. Last week, BoA sent an electronic employment verification to my job and they sent it back within an hour. Can that suffice or is the VVOE also required? Thoughts @ttrumble ??
Hoping for your CTC today as well @tlthom76 !!

ParticipantFinal clear to close was just issued! Web file status still says “approved-clear to close” and no final disclosure yet, but I received an email saying that the final had been issued and to confirm a time for closing friday! Any updates with you guys? @tlthom I know you were right with me, any updates? Hopefully things go as planned, i will keep you guys updated! (Once the final clear to close is issued there should be no more conditions right? I feel like i won’t relax until i get the keys!)

ParticipantI am so happy for both of you ladies. I’m so ready to cry right now. Another condition popped up this morning stating “Still pending: Document NACA provided isn’t for the subject property. Title company to provide the full amount of the taxes without any exemptions”. I know its an easy fix, but my time is running out so quickly my back is against the wall. I’m trying to stay positive and hopeful, but its hard

MemberThey say you can’t be sure until you have the keys in hand since conditions can theoretically be issued up until then though it would take something very significant for that to happen. Just remember – you’ve passed the hardest part (if you don’t include waiting to close!).

ParticipantI received my initial closing disclosure with a tentative closing date of 1/28. I hope that comes true, but still haven’t received Final CTC. Just being hopeful

MemberYou haven’t received the final CTC yet because that is the absolute last thing you receive before closing. If you view the initial CD as step 1 the final CTC is step 4. You still need the initial ctc and final cd and potentially voice verification of employment. Don’t worry though this all comes bunched together and fast. If you are going to close on 1/28 I would expect to get your final ctc on 1/27. It is possible you hear absolutely nothing until 1/27 and then all 3 of those steps occur at once. It is also possible you do not get your final ctc until the night of 1/27.
They really make you sweat it out. That’s why they say closing crazies.
