    If I were you I would find out what these people are doing that you are not. They are finding these houses somehow.

    I thought in cases where you could lose out, you can put an offer on a house without the property specific letter.

    The MC is supposed to get the letter back within 24 hours.

    I don’t know much about the Rochester market but, a relatively low percent of offers include a no-kickout contingency. In other words as long as the offer is pretty fresh the seller is often able to entertain other offers.

    You also might want to think about offering more than asking price. I know you don’t have much wiggle room but, home buyers are often not willing to go too much above the asking price. Would you buy a car for more than the sticker price?

    If you find a house for 160 and its pending try offering 165. I know it’s not the best deal but, it will help you meet your ultimate goal.

    Ive been thinking on whether or not I should even entertain the idea of seller assist since homes are going ao quickly. I went to an orientation at a local organization that offers grant opportunties and I wasted almost 2 hours in this class only to find out at the very end they dont work with NACA. At this rate Im going to have to give up on getting grant money to help buy-down the interest rate. This is all eginning to really suck.

    Is there any reason you have to buy now? Everything you’re saying adds up to you don’t have the buying power right now. That’s ok. There is no shame in saving for a while. In fact it’s smart. Maybe get a real cheap apartment or room for rent.

    What I’m not hearing is that you’ve tried to put offers in. It sounds like you have a defeatist attitude and quit before you start because you are waiting for the right opportunity to come along. You need to look at houses regardless of what the market says and regardless of what your agent says. You also need to find an agent who is more optimistic. Trust me. It may take a while but the right house is out there for you. You just can’t wait for it to come to you. You need to go out and find it.

    @Nelsont there are a few personal reasons why I want to purchase now. More so issues Ive placed on myself. Im saving up every dime I can right now. Ive stopped giving my money away like I seem to always do. Everyone knows I cant help anyone because Im putting myself first for once. In Rochester real cheap apartments comes with slum lords and violence.
    My realtor keeps telling me to be patient the right home will come. I know this. There are two open houses this weekend Im going to see them. Im taking your advice. Im going to find my home.
