MemberHey all, I’m seeking assistance as to my next steps. I have been UW CTC since last Friday and my file is not moving. My contract expired yesterday and the seller is ready to close. I have called the mortgage department several times but they say there is nothing pending that they see and also find it strange that it has not moved to CTC. I have emailed my counselor but he is really bad at responding in a timely manner. I was sent to the escalation department and have left a message and still nothing. Is there anyone higher that can check on my file and what can possibly be holding it up? and actually contact the bank? Will appreciate any help!

MemberYou are doing thr right things. However your MC will have zero information. They are nothing more than a liaison so you should not be contacting them for anything underwriting related.
Out of curiosity do you have your CD? If so when did you get it? What is the tentative closing date listed (it probably won’t be the date of your contract to close and may not even be your actual close date which you may not find out until the day before)? Have you signed your CD and returned it (sometimes this is requested but not realized and members sit in limbo until they figure this out and then all of a sudden once they sign it everything happens at once)?

MemberHey @Nelsont thanks for your response. So I. was supposed to close on 10/10 but seller was not ready at that time I had CTC final. The seller took to long and I had to restart the process. I have been UW ctc since Friday and no one even in the mortgage department can help me. I have left several message with escalation and nothing. I did have CD already and all documents are in. There is nothing pending. So they can’t explain what the hold up is from the bank. Don’t they have 48-72 hours for turn around time? its been way longer then that.

MemberWell yeah they do. But the timeline is guideline. Usually you will hear back no later than next day unless there are backups. Also BOA has their internal structure set up so naca files can only be discussed with the naca department and naca themselves. BOA assigns unique mortgage loan #s to naca clients and puts a security level on them that does not allow regular BOA employees to view them. If you call BOA and they enter your loan # in the system they will get an error message. Once you explain you are a naca client they will transfer you to naca member services. The BOA naca team is like a secret subdivision lol. I think they know they will get flooded with calls if they allow it.

MemberWell MC said emailed me back today and said that for some reason the bank has not set the closing date yet and they have to do another VVOE, I’m not understand why it would take that long since I had UW since 11/15 and the seller is ready to close. Who ultimately decides the closing date?

MemberNobody at naca. It’s entirely up to bank of America.
Do you mean UW ctc? Typically from just uw it’s 2 to 3 weeks to close.

If you have an urgent situation, email escalations@naca.com and provide explanation of the urgency and/or hardship. Member@nelsonrt, yes I’ve had UW since the 15th and I was due to close 11/29 not sure if this will actually happen.
