I think you have to call out and go to the office. I do not know what your work situation is like but if you have a personal day, call out and say you have a personal emergency.November 29, 2018 at 10:03 am #46624
I dont know who put this guy on the standout counselors list but he needs to come off. Its almost laughable. So I got a response from the regional director yesterday that said he would look into the file in the morning since he was traveling to the ATD in philly. As he said he would he got the Loan Estimate correct IN 4 MINUTES!!!! My MC hasnt responded to me in 2 days because he was “trying to get the LE corrected” WHY WOULD IT TAKE SOMEONE ELSE 4 MINUTES AND HE COULDNT DO IT HIMSELF SINCE HE MADE THE ERROR.
So I send an email this morning..I have been nice and laced all my emails with sugar and cotton candy. Well now its strictly business. My email to him said the LE had been corrected please resend the link so that I can click the intent to proceed. I let him know we’re 17 days in the purchase agreement on a 45 day agreement and 2 business days outside of NACAs 10 day timeline to bank app (excluding the holiday and the Friday that they were closed for Thanksgiving). Member services was copied in, the office manager, my agent and my file and I had a read receipt on the email. Oh he QUICKLY responded to that one saying thank you to the regional director for getting the LE fixed even though “the member contacted him again unaware that he had already requested for the LE to be corrected” oh im very aware. Im also aware that you havent responded in 2 days and I have thouands of dollars on the line. My response was thank you. And thank you to the director for taking care of something after no response in 2 days to a sensitive matter such as my earnest money. Looking forward to moving past this phase. RIDICULOUS!

@MzSheaD any movement on your file? Has your MC responded yet?December 4, 2018 at 12:00 pm #46736
Hi, @JHarris981 I did actually speak with him yesterday. He called for the very first time at 5 o’clock yesterday evening asking for a check stub that I had already sent him, he sent me the 4506-T to sign again, an LOE explaining the credit pulls from NACA that occurred during the Atlanta ATD event and on November 7th, a signed rental ledger again from January to date, and the tax account from the IRS. I sent everything to him yesterday evening when I got home from work. The appraisal apparently happened yesterday morning and no one had a clue until my agent sent an email with all parties copied in and asked my MC for an update on if there was anything that was needed and when the appraisal would happen. The sellers agent replied letting us all know that he had taken place already. Last night I checked the mail and I had the LE and rate lock sheet from BOA. Im praying thing continue to move because the closing date on my contract is 12/20.December 4, 2018 at 2:43 pm #46740
@MzSheaD that’s great! It sounds like things are progressing. I’m surprised that the appraisal has happened. Did you already sign your bank application? Usually the appraisal is ordered by the bank and that’s only after you’ve submitted the bank application. I thought you were waiting to be submitted for credit access approval. Did the house appraise at or below the purchase price like you needed it to? I remember that you said you had a appraisal contingency deadline. You should be getting a copy of your appraisal in the mail too.December 4, 2018 at 3:37 pm #46748
@Jharris981 My agent and I were surprised to that it happened because she was emailing asking when the appraisal was going to happen and I would email asking when credit access and bank app were scheduled. No I haven’t even signed bank app. he was supposed to submit for credit access. I missed the deadline. Appraisal contingency ended on Sunday and the appraisal was yesterday morning. I dont know what the appraisal results are yet. We havent seen it. I sent an email to my CC asking for a copy but I havent heard a response yet. The only thing thats kind of saving me at this point besides God’s grace is the fact that the area and surrounding comps, the homes sold for 2 times as much as the listing price of mine. Its a $400k+ area and we’re under contract for $238KDecember 6, 2018 at 2:54 pm #46786
@MzSheaD it’s happening outside of NACA’s published order — I can’t say that I’ve seen a time that the appraisal is done before the bank application is even submitted, but it’s definitely a good thing that it’s happening! If the houses are $400k+ in that area then you’re going to have a lot of equity. That’s a super good deal. Well done @MzSheaD! I know the process has been a struggle at times but it’s great to see the blessings along the way too.
