Member@TTrumble thanks for that information, i deff don’t want to do anything to violate NACA rules, another 2-3 weeks won’t hurt me especially since you stated that it should not have any bearing on my CTC, it’s still not final and looks more like we will be closing on time.

@tlthom76 – I called mortgage processing this morning and asked for update. I specifically asked did the lender put anything in the “general comments” section and they informed title company had sent the title with an error but received correct one. They said file ETA update 1/13. This was the first real update we had in at least 3 weeks. Before then we knew basically nothing. The CTC came as email and then I checked my web-file to see that the status in that blue bar had changed as well.January 10, 2020 at 1:48 pm #64431tricey718

Unfortunately for me, my file is in a black hole somewhere. I’m so close but for some reason can’t get the CTC. My Bank app was submitted 11/29 and i received the initial CD on 12/20. My DTI increased due to the taxes and insurance but that was addressed because I’ve been paying down my credit cards. It’s been escalated three times and I was told I should get the CTC by today at the latest.
I really wish it would have worked out with NACA because I believe in the orgs mission but I’m going to have to go with another lender because these delays are just unacceptable especially with the lack of communication.

MemberI’m so sorry this isn’t working out for you @jprime1609. Can you at least hold on until close of business today to see if the CTC comes today? This process is a guantlet, and I almost have up. This was my second time trying to get a mortgage through NACA. We tried last year with a close date of 12/14/18. We got our ctc on 12/12/18. That same day a few hours later the settlement company informed us that the seller would need $45k to bring to settlement, of course the seller could not so we had to withdraw the contract and get a new lease. We tried again with a close date of 12/19/19. We didn’t get a clear to close until 1/7/2020. The whole NACA process was even more challenging the second time around. We closed on 1/10/2020. I hope you get your home with NACA, but if you must go with a different lender, I completely understand. I hope the CTC comes today or tomorrow for you. I really hope it all works out for you.

Member@Tylocs, wow. Why would the seller have to bring $45,000 to closing? That seems very unusual!

MemberSeller concessions? Underwater on the mortgage?
A seller will have the money subtracted from the amount owed to the seller from the sale in lieu of actually having to pay for concessions unless the seller has little to no equity. Flippers will bring a check because they have the cash flow and likely have only owned the house for a year or less.
