@Our1sthome the 1004D is an appraisal completion report. We ran into that issue few weeks ago. Call mortgage processing to make sure the (final appraisal) was actually ordered and when it expected to be completed. That caused one of our delays the final appraisal was never actually ordered. We also had our realtor contact the appraiser to confirm when they were scheduled to do it and notify us once completed so we could then confirm mortgage processing received.
The appraisal report has already been uploaded to our web file. So is it just that they need to fill out this report? And you said a “few weeks ago”, what are you waiting on now? I don’t have a few weeks.
@lcovington. I had just called Mortgage processing and was told my file was with the underwriter. A few hours later my status changed to Final Clear to Close and a few minutes after that I received an email noting the same.
@Our1sthome are you buying a new construction? There are multiple appraisals associated with a new construction one is done early on and one is done after completion. If you only see one in your file for a new construction home then another might have to be done.
You would be surprised how many people are “homeless” while waiting for their loan to go through. This is just a fact of the industry and why it’s advised to have at least a month overlap. Banks are ruthless 🙁 but then again nacas mission is to combat that.
