Hello and good afternoon,
I am new to just finding out about NACA. I wanted to ask a few questions to anyone that may know before fully pursuing this. It is myself, my husband, our twin sons and my husbands mother living in a small home presently. We are looking into purchasing brand new mobile homes from a local mobile home seller called Clayton Homes. Each parties, (one party consisting of myself, my husband, and our twin sons. The other party being just my husbands mother) want to live separately in our own homes and want to put each of the mobile homes onto an acre of land. We already found the mobile homes we want and also the possible land to purchase but one, unsure if NACA will cover for two seperate mobile homes on that piece of land. Two, unsure if the land is zoned for having two mobile homes on said land. Third, unsure if NACA will accept, my husbands mother only, to pay for the land and her home through NACA while us to pay through our own NACA or if not, another lender. We live in South Carolina. There are a couple of small “ifs” regarding your situation such as whether you are actually talking about mobile homes as opposed to pre-fab/modular homes, but I’m afraid there is one hard stop regarding what you are proposing. The land and the home must have the exact same owners. You cannot have two individually owned homes on jointly owned property or on land that is entirely owned by one party and not the other. Each home and its land must be exclusively and individually owned by the exact same owners.
Unfortunately, short of splitting the land into two separate parcels that are owned by the same people who own the house standing on that parcel, the NACA program isn’t going to work for you.
