CTC Final, VOE – About to lose money & house

Happy Sunday and I am sending good vibes everyone’s way that good news will come tomorrow! Speaking it into existence. Everyday for the last two weeks (we were scheduled to close on 8/7) I would wake up and make it my mission to stalk/call and email every person I know is associated with my file. I was stuck with conditions that were out of my control for 15 days. Yes 15 days. constantly asked my MC what needed to be done to get my WVOE redone (the old ones were done almost 4 months before closing was scheduled) She did not answer me for 5 whole days. She actually still has not answered any emails she has been CC: in for my file in almost a month now. I think it’s absolutely bizarre that even after pleading with someone to answer you people can ignore you. Long story short it took 2 weeks of back and forth to get these conditions satisfied with the bank. I had to reach out to my old MC to get things done.

8/14 I received UW CTC and as of Friday afternoon CTC-final. The sellers and I wanted to close that evening! (After our long wait we didn’t want anything else standing in our way) but I am scheduled to close 8/16.

I will just say there is no such thing as a pest when YOUR money is on the line. Everyday they go home to their comfortable homes, stress free not worrying about losing thousands of dollars. So if you have to be a stalker then so be it! They say trust the process but I will be a complete believer when I get those keys on Wednesday!!!

Your stories resonate a lot with mine. There was an issue which I kept bringing up for weeks at no avail. long story short, we closed but, oh boy, was it painful (we event sent the cancelation notice to get our earnest money back).

I received my CTC final less than 24 hours after UW CTC and I close on my home 8/20. I still never heard from my team, only the attorney’s office but that’s good enough for me. Just ready to get my keys and get my life back.

Congratulations @lgunter84 and @summerNACA2019! That’s great news!! We received our CD Friday with a tentative date of Friday but our CC is pushing for Wednesday! As many of you know I’ve been under contract since February and my house has been finished since May 24! Our seller has been more than generous but our extension is up tomorrow. (I think this is number 8) anyway happy to see some positive movement on here! Hopefully everyone else checks in with great news as well!!

ONE QUESTION, ONCE YOU RECIEVE INITIAL CLOSING DISCLOSURE, IS THAT THE SAME AS CTC?

They are different but, related. Your CTC is a statement designation. It will probably be an email that says “you are clear to close” and not much more. Your CD is a fully detailed list of financial information. It will be a multi-page document.

You can expect the CTC about a week after your initial closing disclosure assuming no holidays or ATD events. You should get a final closing disclosure along with your CTC which may or may not have the same closing date as your initial closing disclosure.

Then within a day or so you can expect a final CTC.

@Nelsont for example purposes, if your CD is received 8/19 but states a closing date of 8/23, you can expect, to actually close a week from then around 8/26-8/27. is this correct?

If your CD says 8/23 you should expect to close 8/23. I’m just saying the date is not set in stone until you get your final CD.

For reference I received my CTC with final CD and then the final CTC 30 minutes apart – both after business hours the night before closing. So you may get your CTC and final CTC later this week with 8/23 confirmed.

For those of you that received the UW-CTC and CTC final with the new format of our files where does that appear? How do you know on your file you were clear?

@tmiller20 I actually never saw it on my web-file. My file still says mortgage process and hasn’t been updated since mid July. I learned that I was UW CTC because my realtor looked in the realtor portal and it showed CTC. We then called the attorney’s office and they confirmed UW CTC from the bank. Less than 24 hours later, I received another email from the closing attorney and they informed me that the bank gave the final CTC and scheduled my closing. NACA staff never communicated any of this to me and have been silent for awhile. If it weren’t for the attorney’s office, I wouldn’t even know. My CC has been M.I.A for a couple of weeks.

@2BEFREE o received final CTC 8/16 and scheduled my official closing for 8/20. Just received my final closing disclosure about an hour ago. So it all depends. I received the initial disclosure 7/11 with a closing date of 7/26 and that obviously didn’t happen. So until you get final CTC, anything you receive, dates and disclosures have very little significance
