@newyorkspirit the repairs that you waived were they REQUIRED REPAIRS? I got my hand repair list and have both required repairs and recommended repairs, the required repairs are totaling to about $6000 which is really over priced, I could most likely have it repaired for less than half that price. I filled out the waiver form yesterday and emailed that over, what are my chances of them approving my request to have it waived?
AS far as that thing that BOA sends you in the mail that says you have to sign and return it, you really don’t have to sign and return it with NACA. With a traditional BOA loan you do, but not with NACA. That said, signing and returning it shouldn’t hurt anything, so no harm, no foul.
As for HAND, the estimates they provide for repairs are usually very high, so I am not surprised that they seemed almost double of what it would actually cost. If the repairs cost $6,000 according to HAND, try to get a concession for as close to that amount as you can, but aim for at least what you think it will actually cost to do the repairs so it will be enough to pay for them. If you have to set up a rehab escrow, I am sure they will require you to get a few estimates for repairs as well so start thinking about that possibility.
Hello everyone, I am impressed with NACA’s hand department. The seller is going to take care of all required repairs. I submitted wish list request for an additional item. My hand representative approved it within 2 days of submitting it. They provide all the documents for you to do upfront. Then it is up to you to complete.
@firmeh89 is the waiver form generic or specific to your property or the items you are waving? I have requested the waiver for over a week and still haven’t received it. The seller is repairing all except 1 required repair so I want to waive it and take care of it after I close.

@firmeh89 they were not required. HAND was efficient and I had a great experience with them. They gave me the option to waive it or add it to me loan and I chose to waive it. They sent me a form via email, I signed it and it was done that day.
