Here is a link to my post with the rest of the timeline leading up to the CD
7/11 received initial CD with close dated 7/18 (was not labeled or communicated to me this was the initial)
7/17 at 530 PM received final CTC email with close date of 7/18 (did not receive CTC before final CTC)
7/17 at 630 PM received email with final CD and exact cash to close (final CD is not labeled final only said final in body of email from CC)
7/18 at 945 am received closing time of 130pm
7/18 at 10 am scheduled final walkthrough for 12pm
7/18 at 245pm left naca office with keys in hand
Just a note to everyone wondering just as I was all week I received zero communication between the day I received my CD and the day I was cleared to close which was the night before closing.

Ready now means you currently have the minimum required funds in your bank account, have all the documentation necessary in hand and meet all the other criteria meaning you can show months of payment shock savings and have no new loans or credit cards or bank accounts and have the 2 years of w2s and consecutive work history.
There might be more but think of it like this: you will get scrutinized like an IRS audit. If there is nothing that can be questioned then you are ready now. But even when you are ready now you will be questioned. Basically every step along the way you will be asked to resubmit things to make sure you are still on track.

Congratulations! I am purchasing a new construction which will not be ready until December. I am waiting on seller/builder to sign the builders contract. My NACA referral agent is waiting as well. Hopefully next week everything will be in order my NACA Referral Agent will officially be sending in the contract. My M C has been a huge help with the seller/builder agent and my NACA Referral agrnt.
