    Expected closing date is 08/02/21 but we still have no appraisal and no word of when it will be back. Realtor and HAND keeps asking for it.

    If your agent has not already see if they can reach out to the seller’s agent. The appraiser will need access to the home so they will know if anyone as attempted to contact them.

    There’s no set time. For standard conditions they will wait until your file is reviewed before listing all conditions. Then you can address them and they will review again. You can expect 3 days to 2 weeks for the first pass and as little as next day for the 2nd and subsequent passes. Now this is all dependent on external factors the bank cannot control. For instance if your employer or landlord do not answer the phone right away or if your county records office sends illegible or incorrect information then obviously that will be a reason to hear nothing from the bank during crunch time when you expected to be underwritten already.

    For something like the appraisal they should be uploading as soon as they finish reviewing it. For the appraisal and for other documents your MC might receive them to upload themselves when they have a chance.

    If you suspect a document should be uploaded but you cannot see it then your MC might be able to email it to you.

    If you suspect there might be conditions you need to take care of but can’t see what they actually are then the mortgage processing department can help you out. The mortgage processing department is not member services and has a different phone number.
