(BOSTON– June 2, 2020) – NACA, the largest non-profit HUD approved housing counseling organization, is working with thousands of Invitation Home tenants to organize and advocate for their rights. (click here for Invitation Homes Tenant website)

The tenants and others have responded to a mass mailing NACA sent to over 80,000 Invitation Homes tenants. The overwhelming response from thousands of tenants report having major issues, including extremely high rents, excessive rent increases, arbitrary high fees, refusal to make even critical repairs and other issues. This includes Invitation Homes’ shocking demand that even tenants struggling financially because of the Covid-19 pandemic must make their rental payment on time.

It is unconscionable to require rental payments and increase rents on tenants who have been impacted by the pandemic crisis, and in many states it is illegal. Instead, Invitation Homes minimizes costs and maximizes rents and fees for the sole purpose of providing the largest possible returns to investors, with no consideration of today’s unprecedented circumstances. In other words, its profits come directly from tenant exploitation.

A previous corporate loan deal should have prevented these practices. In 2017 Invitation Homes financed $1 Billion in collateralized debt, with their portfolio of houses as the collateral. The funding came from Wells Fargo, the nation’s most notorious bank, still under government sanctions for its predatory practices. In an unprecedented act, the financing was guaranteed by Fannie Mae. Under the CARES Act, renters living in a property with a GSE-backed mortgage are protected by a temporary eviction moratorium and other restrictions. While this funding opened the door for even more predatory activity against tenants, the deal also places the more than 80,000 homes owned by Invitation Homes under federal government regulation, including the tenant protections provided by the CARES Act.

Bruce Marks, NACA CEO, explains “Invitation Homes is a Wall Street predator. Every single one of their 80,000 homes was owner occupied prior to the 2008 mortgage crisis. They are now using their mortgage power in their 16 markets to exploit their tenants, add to the affordable housing crisis and raise housing prices for homebuyers.”

Francisca and husband Steve Bello, are one of many Invitation Homes tenants who have complaints about Invitation Homes. They say, “Invitation Homes has increased our rent from $1,705 to $2,005. I am pregnant and both my husband and I have lost our jobs due to the pandemic. We were hoping for some assistance from Invitation Homes but they still required payment and they were only willing to not charge us any late fees.”

With the help of NACA, thousands of Invitation Homes tenants are now reaching out within their community to involve other tenants in advocating for their rights. If Fannie Mae, Wells Fargo and Wall Street investors can enable Invitation Homes to profit from tenant exploitation and worsen the affordable housing crisis in this country, then the tenants, NACA and other advocates will take action to fight this exploitation. The tenants have the power to protest, withhold rent and work with political and community leaders to hold Invitation Homes and its executives accountable. This turns the tables on Wall Street and other investors who thought they could generate massive returns by creating a dominant, greed focused single-family landlord.

  1. I too rent with invitation. They raised my rent 150$ in may. I gave them notice and they worked with me when I was late in June. I haven’t been late again, but I am concerned about them raising rent during this pandemic. Hopefully ill be able to keep paying rent on time. I’ve been concerned is why I was looking into their CARES policy.

  2. I also rent from them and currently on the month month since I am “scheduled for closing” the end of this month and I am paying additional ($345) from what I was paying. They were also very difficult when ask to verify rental verification for NACA’s process. Its being so stressful paying this additional fee and being in this process with NACA not knowing for sure when I’ll be getting a home.

  3. I’m a current tenant of SWAY/Invitation Homes and I’m being targeted. Ive always paid my rent on time (within grace) which they dont like since no late fees can be charged. Theyre insisting an “as-is” provision holds me responsible for all conditions that existed prior to me moving in; while I dont even sleep in my room any longer because the foundation is unstable, and the worsening slant of the floor makes me fear a sink hole will open up in the middle of the night.
    So many violations of code and law. I’m terrified of the inevitable battle with wall street attorneys.
    And so, I joined your website and wanted to say thank you.

  4. I also rent with invitation homes and my rent was raised in may. I tried making a payment arrangement perior to that but was told i could pay half now on rent and then pay full amount plus half the following month. Hows does that help?

I would suggest checking with your local county as it relates to evictions as well if some of your local organizations my provide assistance to help you with your rent.   5. I too previously rented from Invitation Home for 2 years I am also a section 8 voucher holder. I had to pay a double deposit even though I have perfect rental history. I am also disabled and I have a disabled child. While renting they raised rent twice. They also threatened to give me a 30 day notice if Section 8 didn’t get recertification packets back with new rent amount within 7 days. I was so scared. My lease was ending in 11/2019 so I decided to move. There is no way Section 8 could jump through all their hoops in one week. I had to pay water sewer garbage on top of rent. They use a company called conservice which consolidates all the bills into one then they double bill you which adds $300 more to your rent amount. The tenant also pays to have this company as there utility provider. It was the worst experience I ever had renting. I am thankful that NACA is here to help stop them…

  6. I have been renting with invitation homes for the past 3 years when I moved in I had to pay 4500 my security deposit alone was 3000 dollars and then the first months rent on top of that. My rent was 1520 the first year 1565 the second year and now this year it’s 1695 and I have no choice but to renew my rent again in February because I can’t afford to save money to move out of this house

      We’re sorry to read of your present situation. for several reasons, not the least of which being the Covit-19 pandemic, we have not been able to take on Invitation Homes as aggressively as we had hoped this year. We are definitely aware of their ongoing abuses during the pandemic, some of which have flown in the face of regulations and moratoriums, where both rent increases and evictions are concerned.

      Our best advice a the moment is to continue the search for an alternative to Invitation Homes. Contact local social services agencies who may be able to help you find more reasonably priced housing and possibly moving assistance too.

      We anticipate reviving a more intensive campaign against Invitation Homes in 2021, especially after existing moratoriums expire at the end of the year and the much-feared eviction crisis begins. for the moment though, we apologize for not being able to be involved directly.

I’m not yet a current renter of Invitation Homes but I am finding it hard to find a home that can accommodate my family in the desired area and price range (outside of invitation homes); I happened across this forum and now I am afraid that I am making a mistake. Is there any additional information that can be provided? Is NACA able to assist with situations like mine?

      Unfortunately, we are not in a position to be of direct help yet. The only thing we can do at this point is to encourage you to keep looking and avoid Invitation Homes under any circumstances. We will be ramping up our campaign in 2021, but are not able to be directly involved at this point in time.

      I’m shocked to read all of this because this was not my experience with them at all. I rented from them for 3 years in Illinois. I’m wondering if this is happening in certain areas.

  8. I too rent from invitation homes. I moved into a house owned by Invitiation homes about 4 years ago. The house has mold and the meter was broken for months. I received letters and visits from FPL corporate stating my house could catch on fire and can even cause death. Joe Gannon approved my move finally. I was with no choice forced to move to a house almost $500 more per month. The new house has termites mold and rats. The rat issue has been solved but mold and termites still remain. My daughter was added as a tenant because during the move she was turning 18 – the new move due to house being inhabitable. Fast track – pandemic – I paid my rent up until September although I have been impacted by the pandemic. I have been emailed with evictions notices, notices are placed on my door and threats to reposs the home. They finally gave me a payment agreement I pay $3500 up front and $1300 in addition to my rent per month. I now come to find out I wasn’t even granted a forbearance. I am being targeted directly by an employee as she has made my life miserable since I was in the old hone. I need help and guidance

  9. I just recently started renting from IH in the Atlanta area they definitely suck. They left my family homeless for 3 weeks 2 days with no cares given. Due to they needed to fix the roof in a house i was to move into. We stayed in a hotel and paid over 1500$ just for a room. Spent over 5000$ month of December total for all needed expenses for myself & kids. They refused to compensate me anything except $100.00. They do NOT communicate with you at all. Since moving in our house. There has been several leaks in both bathrooms kitchen & garage. Being charged for Smart devices i never asked for. Boy its so much

      Stories like yours are far too common where Invitation Homes is concerned. The fact that they installed smart devices in the home to try and justify additional fees while they can’t provide adequate plumbing pretty much tells the whole story.

I rent from them as well i have a glued together exterior french door next to my bed they refuse to replace instead the drilled a screw through the middle of the door not caring if someone gets in ..i was told thats why you have rental insurance ..they raised my rent in october im in sacramento ca hard hit by pandemic i lost almost half my pay due to covid yet they still raised my rent one day after the moratorium was not extended im paying them over 2k a month ….

  11. Hello I am also an Invitations Homes tenant. Have been for the past two years. They are the worst rental organization that exists. I unfortunately had to renew for a third year due to the loss of income and delay in income taxes this year. Moving is so expensive. I have had more than 30 work orders on my home and have also lost more than 4K in the past two years living here to the issues with this home and the multiple visits they require to fix anything, and that’s if it gets repaired. After requesting to speak with the property manager multiple times without a response to review and negotiate my renewal, I was told my request for the same amount of rent to carry for the next year wouldn’t even be considered. So my rent was once again raised significantly. I am a bankruptcy client so I have 1 more year before I can be approved by NACA for a home but I pray I can escape this horrific company and once again become a home owner with an affordable mortgage. Invitation Homes should be shut down for good.

  12. I live in rancho cordova not only have to pay my rent they charge me late fees wlnt change my nasty carpet and i swear i call them once a month regarding something falling apart in my house

      As you recall, Texas was devastated a couple of weeks ago by a winter storm with snow, ice and sub-freezing temperatures the likes of which had never been seen before, at least in our lifetimes. Just as millions of other Texans’ homes and businesses were damaged, many severely, so were the homes of many of our staff members in Texas as well as all three of our Texas offices. Even offices as far away as Jackson, MS and Memphis, TN were affected by the weather disaster.

      Add to that the fact that Member Services is working with a skeleton crew online only due a Covid-19 outbreak at the National Counseling Center, and you can see why communications are particularly difficult right now as we work on recovering from the devastation so many Texans are facing.

      For now, try using the live chat feature on the NACA website or emailing services@naca.com. You can also try calling your local NACA office. The phones for the Texas offices will be forwarded and answered by other offices for the time being as long as the telephone lines themselves aren’t damaged.

      In any event, we are in a recovery phase in Texas just like nearly everyone else there. So for now, patience is the only answer to your situation. Keep trying, don’t give up and you will get through, though you might have to work through the remote Counseling program for the foreseeable future.

  15. I have been renting from invitations home for 8 years. Yes it was hard renting a home from them. I had to pay 2 months security deposit on top of 1 1/2 month of rent. I really haven’t had any problems with them. When I call them for maintenance issues they come out and fix it, but a few months later the same issues be coming back. Every year they do try to go up on my rent but because I’m a section 8 holder they can’t I have a locked in rent portion. I stay in Illinois in a beautiful neighborhood, but don’t get me wrong even tho I have been renting from them they be giving me hell when it time for renewal. I will be looking to become a homeowner and I want to know more about how this program works.

      Invitation Homes is perhaps the most predatory, greed-based corporate landlord in the United States, owning 81,000 homes in 17 different markets across the country. They have a reputation for shoddy and even non-existent maintenance (even when it comes to health and safety issues), rent gouging and much more. It’s not surprising they have tried to disregard the price protections of your Section 8 benefits. We have reports of them trying to increase rents while such increases were prohibited in the early part of the pandemic as well.

  16. I rent from Invitation Homes and have had issues since day 1! They lied about the condition of the home when I signed the lease. I was told I could not see the home because of the tenants still living in the home. At my walk through we completed a long list of issues, that was back in July 2021. Work orders were never completed or closed out before sending anyone out! I have been fighting with them ever since and dealing with roof leaks, plumbing problems, snakes in my bathroom vanity due to their negligence and not properly securing the exterior, my skylights were leaking and mold has been growing on my ceiling above the kitchen. My daughters have been sick due to the mold. They finally had mold remediation but left my ceiling open for day with a piece of plastic covering and this caused spiders and countless carpenter ants the ability to enter my home! This went on for almost a week and I had to stay at another rental of a friends and paid out of pocket! The back deck is rotting and falling apart, there is no fence and the foundation is sinking due to the location near a river. The landscape was so overgrown when I moved in and my daughter cannot even use the small “backyard”! It is a hazard and accident waiting to happen! After numerous contractors in and out of my home, the rental is livable but still has a lot of problems! I had been dealing with Jim Staples and was told I would be reimbursed for my out of pocket expenses and Invitation Homes would discuss “how to make things right”. I met with my maintenance supervisor Ken last week and decided on a somewhat fair agreement and told it would be completed by Friday 12/3/21. Friday came and went, was told Monday then today 12/6/21, I was I formed that someone else was now involved and would call me. When I was contacted by the portfolio director Alanna today, she was rude, had an attitude with me and offered a very small credit to my account. I have never spoken with her during the last almost 6 months while I dealt with all of the issues! Now she is deciding what she thinks is fair and doesn’t even cover what I paid just for cleaning the property when I moved in and cutting down the hazardous bushes and trees! She was not helpful and I requested her manager contact me. Still waiting…I guess my next step will be contacting my attorney and going through a long battle with them! I am a single mother of 2 that works two jobs and do not receive any assistance from anyone! I am not asking for a handout, only what I have paid and to offset the 6 months of living in a mold infested rental! This has been the worst experience I have ever had with a landlord/rental company! I would not ever recommend anyone to rent from Invitation Homes. Ever! I am trying to get this information to everyone and on all forums to possibly get assistance with my case.
    Invitation Homes preys on working class and does not want to help their tenants!

I’m not a complainer, but renting through invitation homes just to be in a home has stopped my process to go through NACA because of unplanned, unnecessary fees, trying to save while in this house with the extra fees is surprisin. I love the home and would like to purchase it, but they don’t make it possible.

      Honestly, you have every right to complain. Those fees, along with shoddy maintenance and other health and safety issues have become the basis of Invitation Homes’ reputation.

      I suggest that you consult with your NACA counselor regarding their outrageous and predatory fees and see if it might be possible to count those fees toward your Payment Shock. Your counselor will likely have to take the idea up the line for approval but considering our history with IH and NACA’s policy of only considering obligations that you control, it’s an idea worth pursuing.

      Ironically, when we invaded and took over Invitation Homes Annual Stockholder Meeting in Manhattan on May 30th, 2019, IH executives told us that they had a program to help their renters buy their homes, and even suggested that NACA might be the perfect lending partner for the program. The statement was of course a “carrot on a stick” in a weak attempt to placate the 50-plus people NACA brought to the meeting to challenge IH over their shoddy, neglectful and greed-based business practices. They even went so far as to say they wanted to set up a meeting with Bruce Marks to discuss the idea. That meeting of course never materialized.

      Since then, we have documented several cases of IH raising rents even though pandemic-related restrictions were in place banning such increases.

      Invitation Homes continues its policy of fleecing their renters out of every dollar they possibly can. Please work closely with your NACA counselor so we can help you escape the web of greed and establish a solid financial future through affordable homeownership.
