F(orum) comes before E(mail):

Maybe not in the alphabet, but here in the forum, F comes before E. In other words, please post your question in the Forum rather than circumvent the system. Please do NOT send an Email to an address you happen to find in the Forum. The Forum exists for several purposes, not the least of which is the sharing of information that may be beneficial to many of our members.

Most of the questions we receive are more generic in nature than many people think. By posting a question in the Forum first, it can be most likely answered here in the Forum unless it involves specific information in your file. By handling the question or problem here whenever possible, other members experiencing a similar problem could get the answer and help they need more quickly and without making a single additional keystroke.

If responding to your post does require specific information, you will be advised on the best means of contact with us so any personal information can be communicated securely and confidentially.

The Forum Does Not Replace NACA Services:

The NACA Forum or other NACA social media are in no way a substitute for NACA Counseling and Advocacy services whether in the Home Save or Purchase Programs, and information found here should not be considered a replacement for communicating with a NACA counselor, Member Services rep or any other NACA representative. While much of the information here is general in nature and applicable to most situations, specific questions regarding your file cannot be addressed in this or any other public forum for privacy reasons. Additionally, every file has unique factors and issues of its own. Keep it Civil:

Another serious issue is the tone used in some messages. We eagerly invite anyone who is having what they perceive to be any sort of problem with the NACA process or on line system to use the NACA Forum and social media channels as a means of reaching out to us with those concerns so we can help solve them in whatever way we can. However, please remember to compose your message in the same manner in which you would like to receive the response. As noted above, “derogatory, inflammatory or questionable content” has always been grounds for posts to simply be deleted without response, and will continue to be so. Deletion of any and all messages from any individual or group of people is at the sole discretion of the Forum administrators. This includes sarcasm as well as insulting and accusatory statements. While we are in fact eager to help with any problems that may occur, if you can’t write without being cynical, you may want to hold off a bit until you can be more rational in expressing your concerns.

No Personal Information:

While this one should be common sense, it is surprising how many people will post their name, NACA ID number and even their telephone number in a forum post or even on Facebook. Please remember that what you write here can be read by anyone on the internet. This is not a membership-restricted site, so please do not post any information about yourself here that you would not announce over a microphone to a crowd of twenty thousand people. Again, that personal information starts with and includes your NACA ID number. Never post it or any other personal information in a public forum, here or anywhere else on the web.

Oh, By the Way, Who Am I Talking To?

Under other circumstances, this would actually be funny. We far too commonly receive emails from members who go to substantial effort to make sure they have provided a wonderfully detailed explanation of their problem or question to insure we have all the information necessary to address their concerns… Then forget to include their NACA ID number, leaving us in the dark or doing detective work to find out which file we are dealing with.

It’s really a simple, common sense rule. NEVER post your ID in a public place, but ALWAYS include it, every time, in private communications such as an email or the Live Chat system available through the NACA website.

One Way or Another:

While we realize you intend to be thorough by doing so, posting the same message to the Forum, our Facebook page, and emailing it to a Forum administrator is actually counter-productive. Most likely, all three messages will go to the same person, which means answering the same question for the same person three separate times. This redundancy only slows down our response time to you and everyone else we are trying to help. So please limit yourself to one method when communicating with us.

Once is Enough:

Likewise, posting the same message in multiple threads in the Forum will have the same effect as posting through several different media.

Each still has to be addressed and responded to separately, which only slows down our response time and can confuse members who may then falsely think that they have read the entire thread previously and possibly miss out on some important information that could have a bearing on their own file.

Similarly, multiple messages each day with minor or random questions bog things down too. We want to answer those questions for you, but in such a circumstance, please send them all in one daily message if possible.

By posting in this Forum, you certify that you have read and agree to abide by these rules. Failure to comply with these rules will result in the deletion of offending posts and the writer potentially being banned from this Forum and other NACA social media.

As you can see, these are really just common sense rules, largely based on common courtesy. Abiding by these guidelines will help the NACA staff help you in whatever means possible and encourage a positive, free flow of information through this Forum, which is its most fundamental purpose.

  1. I am having communication issues with my loan counselor. I have been giving inconsistent information several times and now she is threatening to cancel my contract. Everything my counselor request I send and then there is something else I send it and it goes on and on. I need my issues escalated to management.

      To create a new topic, first click on the word “Forums” in the gray bar near the top of the screen. Then select which of the five categories it belongs in and click on the appropriate one. From there, scroll down to the bottom of the page and you will see a box in which you can start a new topic thread.

    1. Hello Curious,

      Only your Closing Coordinator can answer your question for certain. However, this happens more frequently than you might think. It’s typically nothing more than a technicality while the bank waits for one of the final items needed before giving the Clear to Close. If I had to make a guess, they are waiting for the tax transcripts they are required to pull at this stage of the process to arrive. A recent software security “upgrade” at the IRS unintentionally slowed down the process of obtaining tax transcripts.

      In other words, it’s most likely a minor detail that more accurately means you will be jingling keys very soon!

  3. We were given a clear to close last month for 28 days. However the status says counseled action plan. What does this mean?

      CitiMortgage does participate in the matching grants program for NACA’s interest rate buy down function. They do not offer any additional incentives beyond those which are already part of the NACA program.

          If you do not have the ability to upload your documents directly from your computer, then you will need to take the actual documents to the NACA office to be scanned in. For security purposes, all NACA computers are restricted from recognizing any sort of external media source. This protects the NACA system from being deliberately or even accidentally infected with malware or spyware and also prevents any information from being illegally downloaded by unauthorized persons.

  5. I want to know if i am approved for only 120,000 what can i do to get more house. Will a buydown of 10,000 get me more house

      Unfortunately, your question is too vague to give you a specific answer. Several factors go into determining your affordable monthly payment, and in turn, your maximum mortgage amount.

      It really boils down as to what the key limiting factor was in determining your affordability. For example, your mortgage payment may not be more than 31% of your monthly gross income. Likewise your total monthly debt obligations including mortgage may not be more than 40% of you gross monthly income. Did you hit the regional Maximum Acquisition Cost for your area? (Very unlikely at $120,000, but just giving an example of a possible limiting factor.)

      Interest rate buydown can potentially raise your purchase limit when your payment hits 31% or total debt hits 40%. Reducing your total debt can also help raise the amount in some cases. Regional limits can be waived if you make less than 80% of the median income for yoru Metro area or you buy in a Census Tract where the median income is less than 80% of the median income for the metro.

      In short, you need to discuss the specifics with your counselor to get the answer you need.

  6. ?? My friend went to her first one on one she was quoted 89,000 based on her income and dti. She has a car loan student loan and 1 cc ($50 balance) $25 a month. Her mc told Her if she pay off her cc which is $50 her loan will go up to 117,000. That dont sound realistic how do a $25 monthly dti bring ur loan up to 28,000. How do they calculate these numbers

      I’m afraid I simply can’t answer your question for several reasons.

      You’re essentially inquiring about someone else’s file. I obviously can’t look at the file since I don’t know whose it is. Also, even if I did know which file you’re referring to, giving you information about a file that does not bear your name is literally a federal crime. Plus, your question is based on what is basically second-hand information and I have no way to know that your friend didn’t misunderstand what the counselor told her.

      If your friend has concerns about her file, she is more than welcome to contact me directly with questions. Beyond that though, it would be inappropriate for me to answer here for several reasons. Sorry!

  7. I understand the concern of everyone in the post and wanted to share my experience thus far. I attended my NACA class in December of 2017 and I my file is already at the underwriter. The NACA program is very tedious but it is all based on you, how patient, organized and responsive you are. From what I hear my process is moving pretty fast of course I want it to go faster but in my office there are only two counselors working their butt off so they are doing great. Prior to getting involved I heard many stories from both sides but the process is based on you and from my understanding its worth it. So hang in their its all worth it in the end.

  8. I went to my one on one meeting. It states i have to pay mortgage insurance for a year upfront. Do that mean mortgage insurance will not be included in my monthly mortgage payments

    1. Hello Keisha,

      First, let’s clarify that you are referring to your homeowner’s insurance, not mortgage insurance. Mortgage insurance refers to the affordability-robbing PMI that FHA and others add to your payment.

      If you re-read the part in your manual on pre-paids in the section on Minimum Required Funds, you will see that at closing you will need to pay an amount up front to start your homeowners insurance, as well as property taxes for the period covering the day you close to the end of that month. The amount of homeowners insurance included in your pre-paids can vary from state to state and even county to county in some cases. Apparently, in your location, the entire first year must be paid up front. After that, the insurance will be paid by the bank using funds from the escrow account for your loan.

  9. In general, what is the estimated time frame that I should give for my appraisal to come back from Citi?

    1. Hello 2018homeowner,

      Unfortunately, the independent appraiser is the biggest variable in that equation. It’s more a matter of how quickly the appraiser completes and submits the appraisal more than anything else.

      The bank orders the appraisal when they receive the P&S Agreement and registers the loan application. Ideally, the appraiser is there within 48 hours and submits the appraisal to the bank the day after that. The problem is that there is a nationwide shortage of appraisers right now, and many of them can’t turn things around as quickly as desired. Just the same, if it’s not back within a week, it’s time to start asking questions.

  10. I am all set with my loan amount and now ready to purchase a home. Short but long story. Is my Realtor suppose to negotiate the price of the home I want? Isthe Realtor suppose to know your loan amount? Also, whats the correct process fr obtaining another Realtor if the current Realtor can not or chooses not to meet my needs?

    1. Hello Nichole,

      It is absolutely the job of your realtor to negotiate the best deal possible for you on the home you buy. Not just the purchase price, but other things like the seller taking care of necessary repairs, contributing funds for your interest rate buy down and so on. Obviously they can’t negotiate those items very well if he or she doesn’t know how much home you can buy, but it’s your responsibility to provide that information to yoru agent after you are NACA Qualified.

      Should you for some reason need to switch agents, your local NACA office can help, as can the NACA Real Estate Department. Also, please remember that you may use any real estate agent as long as they have been NACA certified, which is a matter of registering with us and participating in a one-time seminar we conduct on line twice each month.

  11. After one has had their 1st intake and receive an action plan. Do one have to send back the what’s on your plan right away or wait until the next meeting which is in 5 months?

    1. Hello Gg,

      It’s always best to submit them as soon as possible. That way, you can call NACA Member Services the next business day to verify they have arrived in your file. Once done, all you then have to worry about is keeping your paystubs, bank statements and credit card statements until the next appointment. Plus, it’s always a good idea to make sure you bring all your documents with you to each face to face appointment as a backup.

  12. Hello my husband and I been going through this process since April 1st and we are only on the second step. We did everything that was ask of us. We are exhausted and don’t know else to do. There is no communication with our MC . We tried switching counselors but was told that our counselor and the office manager was working trying to get us Naca Qualified.. it’s been a month and we haven’t heard anything. As of yesterday I called and finally got our mc and all she told us was she has to put us on our calendar and it’s been a minute so we need to update our case file. I told her we be sending updated bank statements and check stubs.. she went on to say that she has to pull another credit report to see if our phone numbers have been added to our fraud reports. We are so exhausted because it seems like we keep going around in circles with our NC.. please help us?

      The NACA program isn’t designed to be either fast or easy, but that’s exactly why it works. With the great detail that must be put into each file and the huge demand for our services, your counselor can indeed be hard to get in touch with. In such cases, please call NACA Member Services at 425-602-6222 for help in the future.

      Also, you didn’t say for sure, but I’m sensing from your message that you were trying to call your counselor on the phone. This is actually just about the worst way to reach out to the counselor since almost their entire day is taken up with counseling appointments, making them unable to answer the phone. Email is always the preferred method since emails can be addressed between appointments or whenever they can squeeze in a few minutes.

      The most important thing though is to have patience and persistence as you continue through the process. Continue to stay on top of your counselor and follow her instructions and you will get the qualification as soon as possible.

  13. I am wanting to know if there is a turn around time to hear back from a underwriter? I went up for qualification a few weeks ago and heard back in 2 days. I had conditions that I did address and now that ive been resubmitted it is taking a lot longer… its been well over a week. I have been in the program since early 2017 and I am so thankful for NACA. I was told the manager has to review it? please help

      There are several variables that can affect turn around time. Typically, we shoot for three business days, but that has become increasing difficult with the continually increasing demand for the NACA program pleus the fact that Bank of America now handles 100% of our loans since Citi left the mortgage servicing industry.

      Nobody likes the situation. We are introducing some adjustments on our end that should help speed things up and I saw ads recently on a couple of the on-line job boards where BOA is hiring new underwriters to specifically handle NACA loans. At this point in time however, the only answer is patience and persistence.

  14. I started the naca process in Charlotte NC then decided to move to Jacksonville NC where I have more family. The problem is the closest naca office to me is now in Raleigh which is 2 hours away. So I’m having to use an outside realtor and home inspector since there are no naca approved vendors in my area at all. I am at the stage getting ready for credit access already signed p&s contract. Problem is my MC who is in the Charlotte office told us we had to use a naca approved settlement attorney which of course there is none in my area she sent a list approved in Charlotte area (4 hours away). My realtor didn’t know this & we already gave my earnest money check to an attorney my realtor uses. My MC says she needs it corrected by tomorrow but I don’t know what to do she hasn’t answered my email since this morning.

      Very simply, your real estate agent and the settlement attorney are going to have to become NACA-approved before the transaction can move forward.

      The real estate agent must go to our website at and click on the VENDORS tab, then on Real Estate Agent in the drop down menu that appears. He or she can register there, and then participate in a one-time webinar which will result in becoming NACA-approved.

      Likewise, the settlement agent must also become NACA approved. They should call NACA National Headquarters in Boston at 617-250-6222.

      The process is not difficult for either one, nor is there any charge.

  15. Question about employment continuity requirement.
    I understand the requirement is 2 years of continuous employment.
    Are there any exceptions being made for furloughs during the pandemic shutdown? I have been at same job 9years- I was furloughed april 2020 to July 1st- I retained my benefits, continued to accrue time off and returned to same job.
    I hope there are exceptions but I haven’t found an answer on the forum

    1. Hello Mndavey,

      During the early stages of the pandemic, when we thought that it would only last a few months, we were granting exemptions for people receiving unemployment benefits and who could obtain a letter from their employer stating that they would be rehired to the same position at the same rate of pay as soon as possible. Since the pandemic has stretched on for a full year, we must now take them on a case by case basis.

      Please contact your counselor to discuss options that specifically apply to your situation.

    Hope all is well. I was told the last Achieve the Dream event will be on April 18th and there will be no more up coming events. I was in the pursuit of buying a home in the next few months especially due to my current situation with my son and I. I was given an appointment with a counselor but its for April of 2022. Is there any possible way I can get a sooner appt. Thank you

      You are correct that there will be no further ATD events after April 18th. The reason why is that since going entirely virtual with the pandemic, they have actually been adding to the backlog rather than reduce it as originally intended. Our Newark office is in fact scheduled all they way into April of 2022, and the only way to get one sooner is if someone cancels and you are able to take that slot. Please call ne Newark office and ask to be put on a waiting list.

  17. My Parents are suddenly willing to gift me a big lump-sum adding to my loan amount to switch into a single family instead of small condo. Do you think it a good idea if I am already approved?

      The additional gift funds will have no bearing on your approval amount, and would simply be used for a principle buy down on the more expensive property. There’s nothing wrong with that whatsoever.

  18. I am supposed to close on the sale of my home 10/26/21. My title company has not received a response from the Lien department that that the lien has been released. She emailed my pertinent information at the beginning of October. I was told 2 weeks for this to occur. Please advise as to what should be done next.
