@NLaw88 It was told to me that credit access should be done 10 days after contract in my purchase workshop so I would not wait any longer. I’m in credit access now and it is taking forever due to communication difficulties. I have emailed and waited, but It’s been radio silence since the virtual event started. I can’t seem to connect with anyone.
Ive been under contract since 4/29. My file was submitted for credit access this past Tuesday (5/12). Got conditions, Wednesday (5/13) and addressed them in under an hour. I was supposed to meet with my counselor to follow up that evening, but he wasn’t online for the meeting and I couldn’t reach him by phone of course. Now it’s been radio silence since then. My file status went back to property identified-Housing Search. It may have something to do with my inspector uploading my report, but I have no way of knowing.
What is one to do to keep their file moving and keep communication going while these virtual events are going on? These are challenging times and I honor the work being done by all NACA staff. Emails aren’t working and I don’t want to flood anyones inbox but we can’t call. Member services & mortgage department can’t be reached by phone.May 15, 2020 at 2:46 pm #68040NelsontMember
You have to look at the timelines as guidance but not take them as gospel. It took me 3 weeks to go through credit access. From what I remember I had 10 days from submitting the contract to upload the inspection report. I think maybe what they meant was you should have your appointment within 10 days? In any event it is just like qualification. Sometimes it gets drawn out sometimes it doesn’t. Don’t worry. Try to stay calm.May 15, 2020 at 2:53 pm #68042NLaw88Participant
@Nelsont Thanks! I can totally relate with everything @surpriseninja is saying right now and I’ve also been checking my feelings at the door as I’m confident that everyone at NACA is spread thin and the last thing they need is another disgruntled member. My MC emailed me back after the ATD day ended and my file was sent back to BOA. I had emailed him and the mortgage department several times and emailed the office administrator/front desk person. At the end of the day you have to continue being a polite pest. The VVoE people called me this morning to get the number for my HR so I’m hoping that means I’m on track to close on time.
I thought they have to complete that within a week of closing but maybe I am wrong with the timeframe?
Even with all this extra work we do and constant emails, calls, etc. NACA is still worth going through. I tried to get my brother to go through the program but he didn’t want to go through the work and organization that we do through NACA. He just went under contract for a home and his mortgage is going to be $1900 a month. His home is $25k less then mine. I will be looking at $1270 a month. His taxes are $250 more per month for his area. Considering some rough math, with NACA his payment would have been around $400 less per month at the bare minimum considering the down payment and closing costs he is putting up.
@kjenkins79 When I was trying to print off my letter it wouldn’t let me and I had to go through my MC. Maybe this is an IT issue and calling them may be worth a shot?
@surpriseninja I’m not sure what your local NACA office is like but at mine the office administrator/Front desk person has been able to get my MC to respond to me within 48 hours. The only time I’ve gotten through to mortgage department is by calling immediately at 8(or 830) EST, which is 5/530 my time. Thanks @azallin I will try that next time I email. And absolutely NACA is worth it. That’s what I remind myself all the time when it gets frustrating. I went the conventional and fha route and saw what my payment would be for a home like the one I’m under contract for now. It’s a 500 dollar difference not including PMI. I live in a high cost area and I’m a single, early career teacher. I wouldn’t be able to get the house I truly desired any other way. Just wanted to update. My counselor contacted me this morning to address conditions and resubmit for credit access. It’s definitely all hands on deck for everyone.
