We signed loan docs on Friday 8/16, and finally on Tuesday the funding was completed and escrow closed – we have our keys now!!!!!!!!!
We are already scheduled to give our testimony this Saturday! We’ll be leaving straight from the workshop to go and paint 🙂
We have a small project we need to complete through HAND – do I just begin the work with the contractor or do I need to get a packet from HAND first? Also, when we signed loan docs the notary told us all of the docs would be scanned and then emailed to us, and we haven’t gotten anything yet. I was under the impression that someone from NACA was going to email us everything – should I follow up with my MC?

    Hello acruse,

CONGRATULATIONS again!!!!! And thanks for already giving back by helping out at the workshop this weekend!

Wait until you get the HAND packet before starting the work. It should be another day or so at the most before you get it. If yo haven’t done so already, make sure the contractor is NACA approved.

A follow up with your MC is probably a good idea, although I wouldn’t be concerned yet about the docs yet. Loan registration and so on are going to have to be completed first, so a bit more patience is probably in order. for the moment, focus on enjoying your new home!

    Congratulations Tiara!

Tim, it is great to see you provide information and celebrate with these folks! You are obviously dedicated and caring.

The Naca transaction that we are in was supposed to close about 2 weeks ago. We were told there was a change in personnel and the ball got dropped. No one knew until we did not close on time.

There is a cash back up offer for the property, so the seller cannot continue to wait. The back up. cash buyer wants a decision by Monday 9/26.

Today we hear that BOA is closed, in Charlotte. Just a tough situation all the way around.

    Hello AMRealEstate,

I’m sorry to read of the ongoing delay. One of the hassles of being a non-profit is that our counselors get “stolen” by other mortgage brokers or lenders who know that our people work very hard and often long hours and are familiar with preparing applications for a full-document underwriting process. It tends to make it easy sometimes for them to dangle a carrot on a stick promising more money and poach our people. any time you work in the non-profit sector, you have to be in it for more than just a paycheck.

Please have the buyer continue to reach out to the current counselor and the office manager with a request to expedite the file.

Just for the record, BOA is not “closed” today. While they did advise all the people in their Charlotte, NC headquarters to work from home or alternate locations today because of the violence that has occurred in Charlotte the past two nights, at no point did BOA close. Additionally, they conduct mortgage operations in other locations than just Charlotte. So while they may be operating as less than full steam today, it’s a far cry from being closed.

Thank you Tim. I appreciate your insight. I bet many people have tried to lure you away too.

A big part of my reason for being a Realtor is to help others and to use income to support worthy causes – Many of them housing related. So, I understand and appreciate that NACA needs people who share the perspective of helping others and the bigger picture.

I will continue to encourage the client to stay in close contact in order to have the file expedited. I believe she is doing everything she can.

I really appreciate your help and the tone that you use. It is compassionate and informative. Thanks again.
