We have not closed. Friday (5-29) we were told we still were not cleared by HAND. Seller didn’t replace the water heater as agreed in the repair addendum so it failed reinspection. It took them 4 days to address the water heater issue and now we are waiting on HAND to clear the water heater and reinspection.
Also on Thursday (5-28) a new condition popped up; seller was listed as unmarried on contract but married on title so that had to be addressed and we just got that back from the seller this afternoon. (6-2)June 4, 2020 at 11:50 am #68954

Starting to feel like our file is cursed. The UW on our file quit and I don’t know how that will work now. Our MC is doing what he can to get our file moving. We are so close to closing but random things pop up and we just can’t yet.
Before this, on our prior home contract, our original MC went on FMLA and we didn’t know for a while and our file was stalled because of it. It is not why we didn’t buy that house but it added to our stress and closing crazies.June 4, 2020 at 9:57 pm #68986TacoParticipant

I hate that the underwriter on your file quit in the middle of your process. Fingers crossed that it is nothing major and just a matter of reassigning someone else. I don’t know what the UW’s reasons for quitting were, but that may not necessarily be a bad thing. Especially if she/he may have been out a lot or unfocused. We will celebrate this milestone and look for a silver lining lol

@aramos89 hang in there my friend. If I were to start thinking like you, I would be so convinced I am cursed 😀 (kidding). Persistence and resilience. After 2 difficult/delayed closings through NACA (with a feeling at some point that I will lose the house) and having heard experiences of closing from others (both NACA and non-NACA), closings falling apart/delayed is more-or-less a norm. I know it shouldn’t be, but that is the case. There surely is an opportunity to improvise and make closing on a house a smooth experience, but that is a different topic all together and not directly relevant to this thread. Keep regular follow-ups with NACA member services/your MC (twice a week) and you will make it through your home stretch! Cheers!June 5, 2020 at 7:57 pm #69038
Thank you both. We are staying positive and technically only 1 week past our original closing date (5-29) so we aren’t that far off. It only felt cursed because staff keeps leaving who work on our file.
I’m in contact with our MC frequently, I’m sure he’ll be excited when he no longer has to deal with me. Lol. He is great though and responds rather quickly and keeps us up to date on what is going on.
I emailed him today and our file is at the bank. Our realtor is also amazing and has gotten our file escalated via her boss. We are hoping to hear back Monday or Tuesday and close soon!

6-8-2020 Condition came back for seller’s marital status again.
6-9-2020 Condition Address and Cleared ACA again.
6-11-2020 Closing crazies are happening here. I have been checking our file over and over all day. Waiting for that CTC. CC says our file has been escelated. So fingers cross we can close this week.June 15, 2020 at 7:23 pm #69401
