    Hi there,

    I am under contract with a home that needs a good bit of work and HAND has of course come back with required repairs. I plan to do a rehab and have it financed in to the loan but I was just wondering…is it possible to finance some things from the required list and also pay for some out of pocket?

    So for example 3 major things that are on my required repair list by HAND include getting a completely new roof, fixing the electrical system (new panel, amperage upgrade, fixing outlets, etc) and replacing broken or non working windows. I’d just like to finance the electric and windows into my loan but pay for the roof out of pocket. Would this be possible?

    No. Unless you are able to have the repairs waived by hand and then you buy the house with partial repairs needed and take care of them after you close and take possession.

    Have you tried negotiating with the seller to make some repairs? This is by far the most common route and occurs successfully the majority of the time.
