I have heard nothing but horror stories about HAND. Seriously I have looked high and low on the forums and no one has a good end story with HAND. So my question is if you get a property that needs some rehab and you work that in your loan what if you can’t find anyone to work with HAND? Then what? Also it seems a lot of people find contractors but HAND takes a long time to cut them a check. Another question is does HAND work with places like Lowe’s and or HD for things like fences etc. it seems really weird and sad to me that the department has such a bad rep and from 4 years ago to now nothing has changed.
What you describe is in fact a good example of a major problem plaguing the internet as a whole. To put it briefly, everybody rushes to post their gripes and complaints any virtually anything negative on the web, especially when they can do it anonymously. That same anonymity is the impetus behind the phenomenon called “Fake News”.
Long story short, everyone who has a negative experience loves to post horror stories, especially when they are in no danger of being held responsible for any embellishments they may add.
People who have a good experience though, smile and continue on with enjoying their new home, and you never hear from them. The fact is, for every “horror story” you see, there are dozens of satisfied members.
There are even some websites out there that use methods that actually invite people to exaggerate and even lie about their experience for the sake of gaining viewers, which turns into advertising revenue for them.
Any contractor with proper licensing and business insurance can become HAND approved. They need only register with us online and provide the proper documentation. When work is done properly and accurately documented, the payment process not long at all. HAND will also work with Lowe’s, Home Depot, and so on on just about anything they offer as long as they provide the proper written estimate.
