    I received the initial closing disclosure yesterday and it has the closing date as 7/20. What comes next?

    Also, am I supposed have a closing coordinator? I don’t have one.

    No one has reached out to me. My status is still on Lender Status Approved: Outstanding Conditions but the initial CD showed up on my webfile.


    Initial CD means you are tentatively approved. Conditions can theoretically pop up even after you are approved all the way until the keys are actually handed over to you. Not likely but possible.

    Having a CC is not necessary. Sometimes your MC is your CC. In either case you will only ever hear from them if something is needed so don’t worry too much about that.

    It is quite possible to close on 7/20. I would be cautiously optimistic. Since this is tentative the closing date can change. The financial numbers on the document can change albeit not by more than a few hundred.

    What’s next is 5 things need to happen until you close and they all come quite often at once with zero communication between now and then…even if you go beyond 7/20 so this is the most nerve wracking part.

    You need to have your employer verify your employment over the phone. This the very last step before you can get fully approved. It is also a big cause for delays since phones are not always answered. Then you get the clear to close. Then the final closing disclosure. Then the final clear to close. Then your attorney or title company will verify the exact cash to close amount and time and location of closing.


    @nelsont thank you. For the employment verification, my employer does not do verbal verifications–they use the work number. how does that work? Do i need to do anything?


    Does anyone know how they do the employment verification if your job uses the work number?

    I can’t describe the exact procedure since that’s actually done by the bank, but rest assured there is a way to satisfy the VVOE requirement through The Work Number. BOA does it literally every day.

    The next thing you will probably see is the final CD, then the Clear to Close.
