Not in LI but, my best advice is to make sure everybody is transparent and fully understands your situation. My agent had never dealt with naca before me. He was like a sponge trying to soak up every bit of knowledge he could about naca and the process. When I made an offer he was very forthcoming with the seller’s agent what may or may not happen and what my be required of them from naca/underwriters. @firmeh89 @vonny2421 I am purchasing in Valley Stream. Congrats to you both. Firmeh, my tip will to make sure you have a great agent. My team is solid and I am grateful. We work well together. We are all on the same page. I have been blessed throughout this process to have great people on my team. Even my inspector was amazing. If something does not feel right, feel free to change. I changed my first realtor, i changed my MC after I was qualified and both have made the world of difference. I am big on vibes and good energy and if I was not feeling it, I left the situation. Make sure those on your team will advocate for you and make sure you advocate for yourself!!! Be mentally prepared for things not to go as planned so that way you arent hurt by it. Pray on it, be proactive and keep it going. It will work out for you both.

Definitely call the mortgage department and they can help relay the message to the bank. You are not allowed to contact them directly and there’s no real contact person except through your counselor and the mortgage department.

@vonny2421 the issue with the appraisal was that his system which is provided through MLS did not show these properties for some reason, so he gave the appraisal based on the last sales which was 2years ago which he should have known something was wrong because there are homes selling everyday. @firmeh89 I had a remote counselor for qualification which was amazing. After I got qualified I was given someone who I did not vibe with so I switched to Stephanie. My realtor is not a inhouse realtor but she does plenty of NACA deals so she knows the ins and outs. @firmeh89 I just called member services and asked to switch. When I went to the purchase workshop, she seemed like the most knowledgeable. I was sad when I didnt have her. I went to a volunteer event and asked her if she can be my MC. She said yes and I switched the same day. I am grateful because she goes through everything with a fine tooth comb. Question for you, I saw you submitted your bank application on 11/15, I submitted the same day but I havent heard anything yet. How long did it take BOA to respond and when is your close date per contract?

@tricey718 they responded I believe that Wednesday. You may not have any conditions which would be great. You can always call to make sure that there are no conditions. I wouldnt wait. Always advocate for yourself. My conditions were met and cleared and my appraisal updated. I guess I’ll have to wait and see. My credit was pulled on Wednesday, so I got excited and called Mortgage Processing yesterday and I was just told they just “started” working on my file. My appraisal was completed before I submitted my bank application which came in higher than offer. I’m going to call again today.November 22, 2019 at 1:30 pm #62425
