1/2/2018 (appointment 11) UW came back with the following conditions
Credit Report more than 30 days old, new Report needs to be paid for and pulled
NACA Member Dues for 2018 need to be paid
Need 3 months statements for Credit Card
Sent statements and paid dues/credit report right away, MC pulled credit report.

1/5/2018- MC emailed that we are NACA QUALIFIED!!!! (69 Days since HBW for us) We already have several houses that we like. Purchase workshop on 1/11/17 to get qualification letters and meet with the realtor.January 5, 2018 at 10:31 pm #39858LomfaithMember

1/5/18-Later that day- Contacted RED and got assigned to NACA Buffalo in-house agent. Spoke with him later that night and gave him a list of properties we wanted to see ASAP and went over what we were looking for. REA set our listings up in the MLS software as our favorites. RED also emailed US of the “White” NACA Purchase workbook
11/6-1/11 Sifted through the MLS to see if there was anything else we wanted to see
1/11/18 (Purchase workshop)- Husband attended Purchase workshop. Signed Buyers Agency, Real Estate Agent Disclosure paperwork. Received Qualification for full amount.
11/12/18 Sent over real estate paperwork, Spoke to Naca In House agent and he confirmed Private showing for 1/13 at 2pm. I emailed MC preliminary details of showing for Property Specific Letter. We have had our eye on this house for quite a while and we are hoping to make an offer after getting our REA’s opinion

1/13- The house showing was a bust. It needed more repairs than we were willing to make. Spoke with our REA on some open houses that he wanted us to check out on 1/14, and then we were to give him feedback form on each one.
1/14- Our first open house that we didn’t think much of the listing photos, we actually loved and the price was right. It felt like coming home, my husband and I just looked at each other and we both knew..We got back into the car and contacted REA to start an offer. My husband and I had 2 more open houses we had planned to see but decided we didn’t want to. We believe we found the right house for our family. Our REA sent us some comps, and with some guidance my husband and I decided a dollar amount, forwarded request for property specific letter to MC. Received property disclosures as well
1/15- REA to submit offer letter to listing agent, we received a Home Owner’s Insurance Quote from our Auto Insurance provider.January 16, 2018 at 10:34 am #39949

1/16- Just heard back that offer was accepted, there were 2 other bids at the also at Listing price. Seller chose us because we had wrote a personal appeal letter and attached it with our contract. 1/17. My husband had to go into the Naca office at 9am today to put some wet signatures on the contract. There was a typo in the spelling of our current address, so they are filing an addendum which my husband e-signed and then waiting for the seller to sign it again. I dropped off the earnest money deposit to the broker on my way to work. Our MC emailed me earlier saying that he needed my most current paystubs I sent those over right away..MC told my husband he needed a transaction statement dated and stamped by the bank, and copy of our rent check, and a tax returned check that we deposited, my husband got those on the way to work and brought them to the NACA office around noon on his lunch break. My husband had to pa for another credit pull, that came back clear and no changes (He works about 4 blocks away from the NACA office). Also MC emailed me that he needed me to come into the office ASAP to do our participation.. I came into the NACA office and made telephone confirmation calls for the workshop this Saturday for an hour. Spoke to my REA and MC when I was in the office, they are just waiting for the seller to sign page 1 and then we are submitted our bank application. I confirmed the home appointment with inspector and talked about radon tests for awhile. Home inspections scheduled for Friday 1/19. I asked my best friend to come and draw up floor plans with window and floor measurements, while my REA and I walk around with the inspector. 1/19- Home inspection day. Generally went great. Inspector said that home is 90% flawless but due to the age of the home (115 years old) there are some Required repairs that need to take place a small section of the basement. Inspector uploaded the report on his end to HAND.
1/22- Spoke to REA. Waiting for the list of HAND Required and Recommended Repairs to come back from HAND. When that happens he is going to reach out to seller to see if he will fix, or if we need to negotiate. Seller spent the last 4 years restoring this historic home to its former (yet modern) glory so there is a good chance he will fix the recommended repairs, otherwise, we do have room to negotiate. Also due to the nature of the repairs (structural & Electrical), if they aren’t completed by the seller, we cannot move into the home until they are fixed- which is a bit of a bummer. E-Signed another version of contract to correct typo in broker section
Edited to Add: Does anyone know what do we do about home owners insurance? We cannot occupy nor get a policy through our car insurance provider until the knob and tube wiring is dead-ended and ripped out. Thankfully it’s only in the a section of the basement and not throughout the entire house

1/23- HAND came back with the list of required repairs from the inspection. No surprises there.The items we thought were going to be required, sure enough were required. REA went to seller requesting they take care of all required repairs, instead we settled on seller fixing the electrical issue, with a $4,157 credit at closing for the other repairs, just about covering them in total. Signed the revised PINA (Property Inspection Negotiation Addendum) sent that back over to our REA. MC submitted us to Credit Access today as well. Started working on quotes for the Wish List Items, which include the installation of more wall outlets throughout the house, 6 foot Vinyl Privacy fencing in the backyard,January 27, 2018 at 7:32 pm #40149
1/25-I was able to get ahold of someone at HAND and schedule a phone appointment with my HRC for tomorrow. Also, I am meeting our REA at the property to get some quotes for wish list and hand repair items
1/26- Spoke to my HRC for the first time, and she told me that all of my repair quotes and wish list quotes are due on 2/2/18 at the latest. She also stated hand is requiring a report from a structural engineer regarding the foundation to make sure there are no issues, along with a contractor estimate at the latest. I met with my REA agent at the property, SOLD SIGN IS UP! That felt great, and some picture taking ensued. Hand local fencing company came out for the quote on the fencing, with the copy of the search and survey completed on our property, back yard was actually bigger than we had thought (none of the neighbors have fences). We also got quotes for new railings on the front of the house and back deck- Just because the HRC told us that we can eliminate things from the wish list, but we cannot add after 2/2. FInally after lots and lots of calls, finally got ahold of a structural engineer and contractor who will come out on 1/30 for the quotes.
1/27- Went to “Big Orange” for a purchase order for lighting fixtures, thermostats, recessed lighting, and doors. Ran out of time (ce la vie) with the other things happening in our lives. I just realized I forgot some things, Received our Loan Estimate and accepted our loan estimate on 1/26. NACA Status is now “Mortgage Process”
