Hi my offer was accepted 6/16 and we did the inspection in 6/19. Nothing else has happened yet.
On the day of the inspection my realtor said we are waiting on the seller to draw up contract and send to the NACA attorney. Is this correct? Is this time frame normal? I feel like nothing is happening! I haven’t heard from my realtor since the inspection despite calling, sending messages and email.
Also nothing from my MC who I told via email that we have an accepted offer. My webfile is still stuck so intake, never moved to housing search so I’m just getting really nervous and anxious at this point. Anyone can shed some light?June 23, 2019 at 7:42 pm #49493
I’m in the same boat as you. I put a offer in last week and had the inspection done. You should be meeting with your MC for credit access. Your realtor needs to upload the contract and other documents (property tax records, 3 insurance quotes (you found), Naca transaction summary, copy of earnest deposit check, and termite report)
For credit access, they will make sure the file is ready to go with all updated bank, credit card, and pay info.
My MC said they have 10 days to get your bank app once the contract has been received.
I don’t recall the contract needing to be reviewed by the NACA attorney but that will be helpful to make sure the wording is correct.
Did you receive the signed contract by both you and the seller back?June 24, 2019 at 9:13 am #49497
Hi @living20057 no contract yet my realtor has seemed to gone missing since the inspection and my MC hasn’t scheduled a meeting with me. Nothing is happening is my concern. Have you had your meeting and signed your contract already?June 24, 2019 at 10:24 am #49498southfloridaMember
At least in Florida, the offer becomes the contract once the offer is accepted by the seller by signing itJune 24, 2019 at 11:20 am #49503
@alikay I’m waiting to get my contract back from the seller. It’s a bank owned property, and the person was out of the office Friday. I’m really hoping to get it back today.
I did meet with my counselor on Friday. I had questions about what’s next. I realize they want you to wait around but I’ve decided if I have a question I’m going to the office. I’ll just sit and wait. I went three times last week. Luckily I’m off for the summer and I have time on my hands.
I would get in touch with your realtor ASAP to see what’s going on? If they have submitted the other documents to NACA.
Have you heard from Hand yet?June 24, 2019 at 4:08 pm #49515
@living20057 lol I don’t think you understood when I said nothing is happening. My office is in a completely different city so I can’t just walk in.
But I did hear from the realtor today who said he sent the required docs to my MC and uploaded what was required. According to him the sellers sent the contract to the lawyer I’ve not seen it and obviously haven’t signed it so I’m going to call the lawyer and see what’s happening on that end.June 24, 2019 at 6:45 pm #49519
@alikay my Naca office is a hour away. I’m glad your realtor got back to you. Can you call and schedule appointment with your counselor through member services? The MC can let you know what you need to do on your part to prepare for credit access?June 24, 2019 at 10:10 pm #49522
@living20057 oh great. I didn’t know I could request an appointment with member services for my MC thanks for the tip. I don’t know why my office is so far away. I would have to fly it’s 7 hours drive 🤣 kind of crazy.June 26, 2019 at 4:43 pm #49582
@alikay any luck on the appointment? Did you complete the Hand webinar? I called the Hand Department yesterday about the webinar and it just happened to be occurring a hour later. I completed the webinar and received the hand list today.June 28, 2019 at 1:19 pm #49618
No luck. My MC is out until the end of July. MS assures me someone will be in touch.
My record as HAND is stuck on “house search” I called today and the person I need to speak with was not available. So the attorney is waiting on HAND and HAND is waiting on what I don’t know?! It’s been two weeks and I still haven’t signed the contract. I am most certainly annoyed.
