ParticipantI was supposed to close this friday the 28th, I cannot now due to my file being approved from underwriting took almost two weeks. I now have to give written documentation to the seller to be able to extend my closing date. I have tried talking to people at NACA and have not gotten anything. I have tried email ttrumble and kwinn, my counselor even said he would try and contact his regional. But I have heard nothing!!! I am getting very worried and I am not sure when I will even be able to close??? Someone please help

Your realtor will write up an addemdum for the extension…. you and the seller need to sign it agreeing to the extension. Is that your question?

ParticipantNo, my realtor has made the letter of extension. But the seller was asking something in writing from NACA stating status of the loan, that the title was ordered and a realistic settlement date. I have tried getting it from Wanda C but nothing and I have tried emailing other and nothing. Not sure why the seller is asking for this but I need it to extend my closing date.
I applied for bank app on Friday 9/21 and now have a loan number and my web file does say mortgage processing. Not sure how long it will take close??

ParticipantWhich bank? In my case they (the bank) were 2 – 3 wks behind! Who is your Naca Loan person? They should be able to provide you with a commitment letter. My sellers wanted the same thing. They want to make sure you are approved for the loan and not have to worry about losing you due to not being able to get financing.
I was able to register on citimortgage using the loan number given to me. I saw the appraisal before Naca sent it to me, but honestly not much else… I know how you are feeling, stay persistent. Call your Naca office and ask who your regional manager is- call and email him/her. If needed come here to vent and ask questions… you are not alone.

ParticipantI’m not sure which bank it is TanyaMo, my realtor said for most home purchases they use Bank of America. I actually called my Mortgage Counselor and he told me he hasn’t been in the office since Wednesday, but did not offer to write me the letter. He just told me he would call his regional that was two days ago.
I do have a loan number which is good, but Wanda C told me we have to wait 4-5 days before we hear back from them. She also said they are 2 week behind! Hopefully that is not true.
Thank you for responding so quickly TanyaMo, I have been going crazy with NACA. I don’t even know why it was taken so long, my file took two weeks to be approved by underwriting because no one was looking at my file to see if it was updated. I really hope that when the bank does respond, I recieve notice quickly. This whole not answering the phone deal or responding to emails is not ok.
I just need someone to keep a look on my file now so when the bank does respond we can get what ever we need or possibly move my closing date back up! I am so upset that we won’t be moving on Friday, and so is the seller. I really hope they accept the extension that’s if I get something from NACA

ParticipantI hope they agree to the extension as well. If it’s possible go down to the naca office- if your mc is not present, ask to speak with the office manager. Don’t delay… continue to call and email any contacts you have.

I am still not sure about what is going on with the apraisal, the seller keeps asking about the status. But my realtor has not been called, and I have not been notified if someone is going out to do the appraisal.

ParticipantI cannot get a hold of anyone by phone or through email, I really would like to know when this appraisal is going to be perfomed.
I have satisfied all conditions and the title should be out today, so what is going on with this appraisal it was ordered on 9/21

ParticipantThanks for writing about your experience iL132. It is very helpful for us to share tips with each other. I’m just confused how did they give you a closing date before you get the appraisal back? I know NACA is very strict about their appraisals because they don’t want you to buy a house with a bunch of problems. So its odd that you have to extend a closing date before you even get the appraisal in your hand. Was this a new construction? Congrats on your two weeks in underwriting! If you read all the forums you will see that you got qualified in warp speed!!!!!

I have my closing date because of the contract not through NACA, in order for me to get my CTC the appraisal must be complete. We had originally set the settlement for the 28th but I got stuck in underwriting for 2 weeks+, that held me back to submit bank app. So my realtor asked for an extension from the seller, hopefully we can get done in time. My realtor did tell me that once all conditions are met, my file has to go to another department for closing and they take a couple days before they give you the CTC.
I’m just hoping we get done in time!!Sometimes it is hard to get in contact with someone because they have so many people to deal with, but recently they have gotten a lot better( and I am very grateful about that).

ParticipantThank you Tim for your help! It is greatly appreciated; Glenda did shoot me an email about the appraisal being today. This is great news! We were supposed to have our title by yesterday; my realtor tried calling the company but couldn’t get a hold of anyone. Have they left any comments regarding the title?
