    Hey, everyone. I haven’t posted here in a good while. Heck, I don’t even recognize some of the posters. Once you close, you tend to not hang around here as much.

    On May 8, my wife and I closed on our dream home in Fort Worth, TX. It was a new construction. With all upgrades, it came to $214,850. My builder contributed $7500 towards our closing costs (buy-down). We contributed $4318 towards our buy-down. The rate on the 15-year mortgage the day we locked was 2.875%. With all of this buy-down money, we bought our rate down to 0.125%, the lowest that Bank of America allows. Our first payment was due on July 1. $1183 went towards principal, $22 towards interest. That is truly unbelievable! My first mortgage in 2007 was 6.875%. My principal on that would be like $100, while interest would be around $900. My balance at the end of the year will be about $207,000. How absurd is that?

    Oh, by the way, we were the first ones in Texas to close on the new 15-year Wealth Building Mortgage. So it is something to be proud of.

    Keep trucking along. Do not, under ANY circumstances, give up on NACA. It is well worth the extra effort to save over $500 a month on your mortgage. PMI is an absolute ripoff. Don’t fall for it!

    There are quite a few new folks here on the forum since you closed! It’s good to see you sticking around to help the “newbies”! 🙂 Your first-hand experience can provide a lot of support and encouragement!

    Your loan was genuinely historic in nature as it was the very first Freedom Loan we closed in Texas. It is indeed something additional to be proud of!

    Thanks for the kind words about my work, too. My passion is really focused on the people who come to NACA to become homeowners or to save their homes. NACA is just a fantastic mechanism through which I can do that. Bruce Marks would agree with me. As he always says, “It’s personal”!

    BTW I haven’t had the chance to make the small apology I owe you! Last time you were on the radio program, I said that all three of your children were girls. My apologies to you and those two handsome SONS of yours! 😀

    Tim, HA!!! Yeah, I wasn’t going to correct you over the radio. Our first boy just turned 9 today. Our baby girl is 4. Our baby boy will be 3 in September. We are truly blessed. My wife and I hit 10 years today. We are heading to Vegas in the morning to celebrate!

    Hello All

    I know this is a old post but I currently reside in Fort Worth and looking to go through the NACA program. @rashad3000 How did you get the builder to contribute towards your closing cost while going through NACA? From talking to the builders they want you to go through there lenders in order to get any of the perks. If you don’t mind me asking what builder did you use?
