    Hey Tim, we just got a “not eligible” for modification assistance letter overnighted to us…

    On our web file it shows the last activity from 2 days ago when they extended our sale date to 8/23/12 and prior to that on 5/11 they said they were submitting it to the PMI Investor for review, but this notie is dated yesterday May 16th. I guess they just didnt get around to posting it on our NACA file yet?

    They said they are unable to offer a modification because our current monthly home expenses are “considered to be affordable under this program” (“including the new modification program introduced as a result of the DoJ and State atty Generals global settlement”)

    They then offer to work with us to Short Sell, or Deed in Lieu options…

    I guess we’ll see this stuff posted on our web file sometime soon?

    Hello chriso,

    Actually, you probably WON’T see it on your NACA file. Remember that any direct contact from the servicer is not related to the NACA proposal, since their contract with us requires that all contact regarding the NACA proposal be made through the NACA file. If this were a denial to the NACA proposal, they would have posted it in the file before generating the letter.

    If it’s not IN your NACA file, it’s not ABOUT your NACA file.

    BTW, I got a chuckle out of the “Astrophysicist” reference in your other post! The lenders want to make it overcomplicated, but we’re about keeping it “down to earth”! 😀

    Sorry to keep bugging you, but how should I deal with this letter then? Do I call her and simply tell her I’m waiting on word from my NACA proposal? Or just wait it out? (it doesnt have any kind of “deadline” indicated, just requesting me to call soon to discuss the “short sale” and “deed in lieu” options) Thanks Tim

    I was thinking of faxing in a copy of this letter to my NACA file? Good idea, bad, or indifferent?

    Hello chriso,

    Go ahead and fax in a copy of the letter. It isn’t going to hurt anything to have it on file.

    You really don’t don’t have to respond to the letter at all if you don’t want to. If you do contact her, she will likely try to get you to withdraw from NACA as the only way she can “help” you.
