I just wanted to drop by and tell everyone I CLOSED on 6/17/2016. I have been a lurker of this board for a couple of years and I may have posted once, but this board really helped me in my NACA journey. There are so many negative stories out there about NACA, thankfully for me I have no complaints about my NACA journey and maybe I can offer some hope to others that are currently in the trenches.
I did a lot of research about NACA before I started so I knew what was ahead of me, when I finally got serious I had my first intake with my counselor in September 2015, 2nd meeting with my counselor in March of 2016, by the end of March 2016 I was qualified. I began my house search and was under contract on May 2nd 2016, I did a 45 day contract and I closed on time and within the contract period on 6/17/2016.
The most important person in my NACA journey was, Janice Donahue, my counselor, I cannot say enough positive things about her. When I met her in September she was based out of Atlanta, when we met again in March she moved to the North Carolina office and she didn’t skip a beat. My appraisal came in low and I had to renegotiate, so through a move and renegotiation Janice still made sure I closed on time.
I cannot stress enough how important your counselor is, yes you should be organized and on top of your documents but you can be the most prepared person, if your counselor is inexperienced or not organized the process can become cumbersome. My suggestion is to kill your counselor with kindness, they want you to close, they want you to be a home owner, but they cannot handle a heavy work load and a rude client.

You make some excellent points in your story. I honestly have to say that the most profound statement was, “My suggestion is to kill your counselor with kindness, they want you to close, they want you to be a home owner, but they cannot handle a heavy work load and a rude client”.
Janice is indeed a very dedicated NACA counselor and works very hard to get her members to the closing table as efficiently and smoothly as possible. (And I think we all have an idea of just how tall an order that can be!)
