NACA BRINGS BIGGEST HOMEOWNERSHIP EVENT IN AMERICA TO ORLANDO

 

THOUSANDS EXPECTED TO ATTEND EVENT TO ACCESS NACA’S BEST IN AMERICA MORTGAGE

 

(ORLANDO, FL – February 8, 2019) – The largest homeownership event in the United States will take place in the Orlando area over five days from Thursday, February 14th through Sunday, February 17th. Thousands of future homeowners from Florida and across the US will attend NACA’s “Achieve the Dream” event at The Park Inn and Conference Center, 3011 Maingate Ln, Kissimmee, FL 34747.

The NACA (Neighborhood Assistance Corporation of America) Achieve the Dream event will feature its one-stop mortgage operation, accessing NACA’s “Best in America” mortgage. Attendees can be pre-approved for NACA’s mortgage which features no down payment, no closing costs, no fees, a below market fixed rate and without consideration of a borrowers credit score (click here for flyer).

NACA provides the same extraordinary terms for all borrowers.  As Forbes magazine stated in their comparison of the best low down payment mortgages, “There is one exception, NACA, that charges the same rate regardless of the credit score”.  NACA has more $13 Billion committed by major banks for their mortgage program. Homebuyers at the event, many of whom had previously given up on homeownership, can be pre-approved the same day through NACA’s four-step process.

The Orlando Achieve the Dream event will be the first event such event in 2019, and the 15th event of the tour, which began in February 2018.   Previous NACA Achieve the Dream events have been spectacularly successful with more than 100,000 participants attending the 14 Achieve the Dream events conducted during 2018.

With extremely low numbers of low-to-moderate income and minority buyers achieving homeownership recently, NACA’s Achieve the Dream events have been the one bright spot in a dismal picture.  The upcoming Orlando event will significantly impact the affordable housing crisis in Central Florida and beyond.

During the mortgage crisis, through NACA’s Save the Dream events, more than 250,000 homeowners were able to modify their unaffordable mortgages, often the same day. NACA’s Achieve the Dream events provide the same extraordinary outcomes for many thousands of homebuyers.

The NACA Mortgage does not use credit scores or “Risk Based Lending” but underwrites each borrower based on their individual circumstances, disregarding late payments they do not control and considering compensating factors.  All borrowers receive these extraordinary terms:

  • No down payment required
  • No closing costs (lender paid)
  • No fees
  • Loan-to-value -100% for purchase and 110% for purchases with a rehab

2019 MEMBERSHIP DUES MUST BE PAID FOR FILES TO CONTINUE MOVING FORWARD

ALL MEMBERS PLEASE NOTE: As of today, you must be current on your membership dues for 2018 and 2019 in order to proceed past Stage 1 in the NACA process. A block presently is in place on all NACA Purchase Program files for which dues have not been paid through 2019.

Dues may be paid to your counselor at the local office or by phone. The system will recognize a pending payment and count it towards your dues paid and remove the block that is in place as of today. (Should the payment bounce after being collected, the block will be restored and dues must be re-collected.)

Membership dues must be collected every calendar year, so 2019 dues must be collected for all Members, regardless of when they paid their 2018 dues or joined NACA.

TAX TIME AND THE GOVERNMENT SHUTDOWN

As a result of the ongoing Federal Government shutdown, NACA will delay the requirement of Tax Transcripts for new Members.  Please note that the requirement for a tax transcript for the past two years’ returns is only being DELAYED, not SUSPENDED. All affected members will need to obtain tax transcripts from the IRS as soon as the shutdown ends or an appropriations bill is passed that allows the Treasury Department/IRS to re-open.

This delay does not apply to Members that have not been able to verify they filed at previous requests.

Members must still submit their completed and signed tax returns from the past two years. For the time being, we will accept a signed statement that reads “I attest the attached 1040s are what I filed, and I will obtain transcripts when they become available” in lieu of the accompanying transcripts.

Reminders:

  • 2018 W2s are still Required as of 1/31/2019 for all Members that had W2 income in 2018.  This is for both Credit Access and Qualification submissions.
  • 2018 1099s are still Required as of 1/31/2019 for all Members that had 1099 income in 2018.  This is for both Credit Access and Qualification submissions.
  • All Self Employment Members must have 12 months bank statements in their file to determine affordability.
  • THE GOVERNEMNT SHUTDOWN HAS NOT CHANGED THE FEDERAL TAX FILING DEADLINE OF APRIL 15TH. 2018 Form 1040s are required to be submitted to your NACA file as soon as either (1) indication taxes have been filed (IRS deposit check, payment check, payment to tax preparer indicated in bank statements, tells their counselor they filed, etc.) or (2) by April 15th, 2019 , whichever comes first.
  • We do not accept the filing for an extension (form 4868) as a filing.  Most people that file for an extension wind up owing taxes and we need to verify they have the minimum required funds to purchase after taxes are resolved.
  • PLEASE REMEMBER that NACA employees are neither authorized nor qualified to give tax advice.

2018 W-2 and 1099 Deadline Approaching

All NACA Members currently in the NACA Purchase Program or Home Save Program who are W-2 wage earners or 1099 employees/independent contractors must have their 2018 W-2 and 1099 forms submitted to their NACA file no later than Thursday, February 1, 2018.

These forms are required by law to be delivered to the wage earner no later than January 31st, and must in turn be submitted to your NACA file immediately for your file to continue forward in the process.

Files that do no have these documents included by February 1 may not continue in the NACA process, and may result in the cancellation of counseling appointments until the documents are received.

Likewise, completed 2018 tax returns must be in the file no later than this year’s filing deadline, Monday, April 15th. Files without completed tax returns on April 16 are also subject to suspension until documents have been submitted. This includes members who have filed a Form 4868, Application for Automatic Extension of Time to File.

These documents are required in a timely manner so we may confirm your income and affordability. Your cooperation in submitting these documents is greatly appreciated and will prevent you from unnecessary delays in your journey to home ownership or an affordable modification.

Happy Thanksgiving from Everyone at NACA!

I wanted to take a moment to wish everyone a very Happy Thanksgiving!
 
We have a great deal to be thankful for. We at NACA are especially thankful for the opportunity we are given every day to help families have a home of their own.
 
Knowing that we have been a part of improving the lives of families that now have the comfort of a home that they own, is truly affordable and in which they can raise families and share time together is not only very gratifying for us but is a huge part of the motivation that keeps us going, now for more than 30 years.
 
This has been a very active, productive and even adventurous year for NACA. As we start to wind down 2018 and prepare for 2019 we see that there is more for NACA to do than ever before.  We will hold more Achieve the Dream events, continue to expand our network of offices and increase our community activism, all focused on our mission of economic justice. And we look forward to it with great enthusiasm.

(ATLANTA, GA – September 12, 2018) – Thursday, September 13th at 11:00 a.m. NACA will showcase the largest homeownership event in American history to kick off its “Achieve the Dream” one-stop mortgage event at AmericasMart in Atlanta. Ten years after the beginning of the mortgage crisis, NACA is the one bright light in mortgage lending for low-to-moderate income and minority borrowers. The program directly confronts the affordable housing crisis with a genuinely affordable loan that requires no down payment, no closing costs, no PMI and no need for perfect credit.

Elected officials including Atlanta City Council members Michael Bond and Matt Westmoreland along with other community leaders and more than 1,000  homebuyers will be in attendance at the Achieve the Dream kickoff event to highlight the NACA program’s tangible solutions to the local housing crisis

The event runs Thursday, September 13th through Monday, September 17th from 8:00 AM – 6:00 PM. The Achieve the Dream event is open to all prospective homebuyers, and NACA services are free of charge.

During the mortgage crisis, NACA’s “Save the Dream” events attracted tens of thousands of homeowners where NACA was able to modify many unaffordable mortgages.
