TAX FILING DEADLINE APRIL 15 OR JULY 15 FOR NACA MEMBERS?

Today, April 15th, is if course the traditional income tax filing deadline in the United States, which also makes it the day copies of your tax return for the year must be submitted to your NACA file.  We have received several questions regarding whether the extension to July 15th granted because of the pandemic also means the deadline to submit the return to NACA has also been extended.

Technically, yes, the NACA deadline has also been extended. Waiting to file and submit though is absolutely NOT a good idea.

Here’s the 4-1-1. Nobody ever deliberately waits to get their refund, so that means anyone who is taking advantage of the new deadline to delay filing is almost certainly someone who knows they are going to have to pay the IRS this year, just like the people who file a Form 4868 (Automatic Extension of Time to File).

Therefore, the same thing applies as if you filed a 4868. If you owe the IRS money, your file will be suspended until such time as the tax debt is paid. Waiting to file in hopes of “slipping it past us” is a disastrous idea for several reasons.  Realistically, there is no excuse for everyone to not get filed right away if you haven’t done so already. If you owe the IRS, get your return filed and get them paid in full or set up payment arrangements (understanding that payment arrangements will cause you a 12-month setback) so the sooner you get started the better.

Don’t forget that your W2’s and 1099’s had to be in your file by January 31st, so finishing up and filing should be a top priority if you haven’t done so already.

In short, the July 15th extension is not a gift where your NACA file is concerned. Get your return filed and submitted so we can continue working with you toward your goal of becoming a homeowner.

NACA COVID-19 Operational Update 3/31/20

Here’s updated information on how the COVID-19 pandemic has affected NACA operations and what actions we are taking to continue helping you become a homeowner with NACA’s Best in America Mortgage.

First and most importantly, MOST of our offices across the country are still open. While some of our offices have had to close as a result of shelter-in place orders or similar directives, the majority of our offices, including the NACA National Counseling Center in Charlotte, NC are open and conducting counseling sessions as scheduled.

Presently, all NACA offices are open with the exception of the following:

California: Los Angeles, Oakland, Sacramento, Upland

Connecticut: Hartford

Pennsylvania: Philadelphia

Massachusetts: Lawrence

New York: Buffalo, Queens, Rochester

However, please be aware that it is NOT ENTIRELY business as usual. To comply with social distancing, there have been a few changes.

All counseling sessions are currently being conducted remotely by video conferencing.  This allows you to speak directly with your NACA counselor and conduct a full counseling session while eliminating the need to make an unnecessary trip away from the safety of your home or workplace. This also reduces traffic through our offices and greatly reduces risk of exposure for everyone concerned. Please contact NACA Member Services at 425-602-6222 if you have any questions about how the video conferencing is done.

Likewise, submitting documents to your NACA file is presently being done entirely online. Documents can be scanned and submitted securely though your NACA web-file on any internet connected computer with a scanner, and even from some smartphones. Documents may also be submitted by email or fax from members. Again, please contact NACA Member Services for details.

NACA members who do not have access to a computer scanner may still come in to the local NACA office and scan their documents into their file using the member kiosk located in each office. However, calling to provide advance notice to the office and a specific time or arrival is required to be allowed entry into the office. After each use, kiosks will be thoroughly cleaned and sanitized in preparation for future use.

We are even working on the means for our members to sign their bank application electronically to once again implement social distancing and reduce the risk of contamination.

Likewise, NACA’s workshops have also changed from local in-person workshops to virtual ones.  NACA staff members are now conducting webinars in place of local workshops for both the initial Qualification Workshop and the Purchase Workshop that our members attend after becoming NACA Qualified.

Qualification Workshops for people beginning the NACA program are conducted in English three times each Saturday, at 9:00 am, 1:00 pm and 5:00 pm Eastern time, and in Spanish at 1:00 pm Eastern time every Saturday. NACA Purchase Workshops are conducted every Thursday at 6:00 pm and 9:00 pm Eastern time.

Because of the huge demand, we are also conducting Qualification Workshops on Facebook Live twice per month on Saturday mornings at 9:00 am Eastern Time on the NACA Facebook page at http://www.facebook.com/nacaofficialpage .

NACA’s weekly informational webinars are also being held as normally scheduled. Webinars ranging from our NACA Program Overview to Property Qualification to our Mobilize Georgia community advocacy campaign are all available by again clicking on the “Schedule” button on the home page of the NACA website.

NACA’s Member Services team, HAND department and Real Estate Department are all open during their normal business hours as well to help you reach your American Dream of homeownership.

Update on NACA Operations During the Covid-19 Outbreak

NACA Founder and CEO Bruce Marks conducted a nationwide conference call with all NACA staff members at 12:00 noon Eastern Time today to update everyone on NACA’s operational plans during the duration of the Coronavirus crisis.  Among the key points:

All NACA offices nationwide will remain open for the duration of the Coronavirus emergency. However, there will be significant changes in how we work with our members. All counseling sessions will be conducted by videoconference using the Go To Meeting app until further notice. The app is available for PC, Mac and mobile devices. This will allow our members to avoid unnecessary travel and will also reduce traffic in and out of our offices.  Local office kiosks will still be available for members to scan and upload their documents if they do not have scanning capabilities at work or at home.

All local Homebuyer Workshops/Qualification Workshops are cancelled until further notice. They are being replaced with online webinars that will be conducted through the Go To Meeting app.  English webinars will be conducted three times each Saturday, at 9:00 am, 1:00 pm and 5:00 pm Eastern Time. Spanish webinars will be conducted each Saturday at 1:00 pm Eastern Time.  Advance registration is a requirement without exception as access information must be sent out to each participant prior to the webinar.

Local Purchase Workshops are also cancelled until further notice and are being replaced with online webinars that will be conducted through the Go To Meeting app.  Purchase workshops will be conducted online each Thursday at 6:00 pm and 9:00 pm Eastern Time.  The same pre-registration requirements for Qualification Workshops apply to Purchase Workshops as well.

In each case, additional webinars will be added if the demand calls for it. Members may also sign up for counseling sessions online through their webfile.

NACA is also in the process of creating a secure means for our members to sign their bank applications electronically without compromising security.  We will announce this when it becomes available.

Both our Atlanta, GA and Raleigh, NC Achieve the Dream events have been postponed until further notice.  We hope to reschedule both for mid to late May. Our Charlotte event scheduled for April 2 though 5 has not been postponed yet, but it is a strong likelihood that it also will be postponed.  Please continue to monitor www.naca.com for the latest information.

Bank of America is still processing applications and closings will continue to happen during the days ahead.

Members needing their approval letters will be able to access them online in their webfiles AFTER they have attended the Purchase Workshop.

In summary, NACA is committed to remaining open and continuing to create homeowners during this troublesome period. We are not only open for business, but working on new and better ways to streamline the NACA process that also protect the health and well-being of our members and staff as we ride out the Corona virus outbreak.

Atlanta and Raleigh ATD Events Postponed

As of 10:45 am Eastern Time, March 13th, both the Raleigh and Atlanta Achieve the Dream events are postponed.

We received word from North Carolina sate officials late last night that we would not be able to conduct our Raleigh event March 26-29, and NACA CEO Bruce Marks made the decision to postpone the Atlanta event this morning because of the ongoing situation there.

These postponements are of course in response to the Covid-19 outbreak. All but two of the Coronavirus cases in North Carolina as of this writing are in the immediate Raleigh area. For now, our Charlotte event April 2-5 is still scheduled to take place as planned.

Please continue to monitor this page, NACA’s social media platforms and www.naca.com for the latest information regarding Achieve the Dream events, workshop or office closings that may occur or other schedule changes. NACA’s first concern at this time is the health and safety of our members and staff, and we will reschedule the Raleigh and Atlanta events and any others necessary for a future date.

2020 Membership Dues for all Purchase Members

Dear NACA Members,

NACA has created the national standard in achieving affordable homeownership. We are excited about 2020. It is time to renew your NACA Membership which continues to be only $25 per household for the year (click here to pay or access your Web-file). NACA staff will not be able to work on your file or provide services next year without payment of your 2020 Membership Dues.

There is tremendous demand for NACA’s comprehensive counseling and best in America Mortgage (i.e. no down-payment, no closing costs, at a below market fixed rate). To meet the demand, we are doing many four to five day Achieve the Dream events nationwide during 2020 where homebuyers can be pre-approved for the NACA Mortgage the same day (click here for events in 2020). We have also made major improvements in underwriting and closing mortgages to streamline the mortgage process. Bank of America, which has committed $10 Billion to the NACA Mortgage, has hired more staff to meet the increased demand as well.

Los Angeles Achieve the Dream Event

SCENES FROM NACA’S RECENT “ACHIEVE THE DREAM” EVENT IN LOS ANGELES

Some 5,000 from Southern California and Beyond visited NACA’s recent Achieve the Dream event in Los Angeles at the Westin Bonaventure hotel. NACA’s counselors and underwriters worked well into the night every night to accommodate the huge number of people in attendance to qualify as many people as possible for NACA’s Best in America mortgage.

NACA Founder and CEO Bruce Marks talks to a workshop filled with nearly 500 future homeowners in Los Angeles. The workshop is the first step in the four-step qualification process at the NACA Achieve the Dream event, and teaches newcomers about NACA’s history, it’s mission and the process used to qualify buyers for NACA’s Best in America Mortgage.

NACA Regional Director Shawn Cunningham conducts the workshop, during which future homeowners receive their NACA ID numbers and receive details on how the NACA process works.

NACA counselors work one-on-one with those attending the Achieve the Dream events, completing a budget and general financial analysis to ensure that the buyer gets a genuinely affordable mortgage with no down payment, no closing costs, no PMI, a below market fixed rate and without using the buyer’s credit score.

Lines began to form as early as 5:30 am each day of the Achieve the Dream event in Los Angeles, filled with eager homebuyers, many of whom would not be able to get an affordable mortgage loan anywhere else.

NEW BOA GRANT PROGRAM

We have an awesome new grant program from Bank of America. This grant reduces the already below market NACA interest rate by one percent for borrowers whose income is less than or equal to 80% of the median income for the Metropolitan Statistical Area (MSA) in which they are purchasing.  This incredible new grant is available for Members purchasing in the MSA’s listed below.

For example, let’s say today’s interest rate posted on NACA.com is 3.625%. If the Member is buying in one of the MSA’s listed below and their income shown on the 1003 form (bank application) is less than or equal to 80% of the median for that MSA, they start with a 2.625% interest rate at no cost to them.

The Member is limited to a buy down of additional five discount points using their money, other grant funds and/or from the seller (in this scenario the resulting interest rate is 1.375%).

This NACA/BOA grant applies to both fifteen and thirty-year loan terms. Household members do not have to be included in the application income. The grant is based on the application income even if that differs from their NACA Qualification income.  The MSA income used for the markets below is identified on the FFIEC website by property at

https://geomap.ffiec.gov/FFIECGeocMap/GeocodeMap1.aspx and by area at https://www.ffiec.gov/pdf/msa18inc.pdf . When the median income figures are updated for 2019 later this year, those figures will then be used to determine eligibility.

This grant is available now and will be automatic for members who qualify.
