Documents Needed for NACA Purchase Program

Here are the documents needed to begin the process of getting a mortgage through the NACA Purchase Program.  Make sure you provide the following: 

  • Pay Stubs (most recent 30 days)
  • Bank Statement for all accounts (last 90 days, all pages) even if blank
  • Self Employed persons…most recent 12 month all pages including blank. Itemized Business Deposits (BD) Itemized Business Expense (BE)
  • Self Employment worksheet (received at event or workshop)
  • your work history, residence history and bank account(s) information
  • W-2 (2012 & 2013) • Federal Income Tax Return last 2 years. (2012 & 2013)
  • Copy of the most recent 401k, PERA, Retirement statement (all pages)
  • Completely filled out Budget forms (received at event or workshop) 
  • Signed Membership Agreement (received at event or workshop)
  • Signed Authorization (received at event or workshop)
  • Signed Participation Pledge (received at event or workshop)
  • Landlord Contacts Form from Purchase Work Shop Book (received at event or workshop) 
  • Employer Contacts Form from Purchase Work Shop Book (received at event or workshop)
  • Check for membership and Credit Report ($20 yearly membership & fee for credit report for each household member over age 21) or you can go online to your NACA web file and pay the membership and credit report fees.

Make sure you bring ALL the documents mentioned above even if you faxed them prior to the event or workshop, as sometimes they do not fax properly.

    Can you tell me, does the down payment money that NAC provide get rolled into the member’s loan? For some reason my MC is giving me an estimate for my mortgage using the purchase price and isn’t subtracting the 3.5% down payment. Is that right? Because a lender is giving me a lower mortgage quote than NACA based on this discrepancy.

        Thank you for the clarification. The 3.5% will not be used as a down payment, but rather to buy down the interest rate, which is a much more effective use of the money. As such, the loan amount will be based on the full purchase price. Buying down the interest rate will allow you to either have a lower monthly payment or a higher maximum purchase price.

            Hello FTHB,

            NACA is indeed a no down payment program. This is not an FHA program and in fact surpasses FHA in affordability because it also does not include the expensive PMI payments in which you pay an insurance premium each month for the life of the loan that protects the investor on the mortgage and not you.

            I’m not sure where you got the notion that a 3.5% down payment was required. It appears that your inaccurate presumption was the source of the confusion. Any down payment funds you may have, including those from grant programs, can be used to buy down the interest rate on the loan. As I noted previously, this saves you far more money over the life of the loan compared to a simple down payment.

            Hopefully this clarifies things for you. I strongly suggest you sign up for a Purchase workshop in your area at your first opportunity. It will provide you with a great deal more detail on how the program works.

            Thanks very much for the clarification. This makes sense now. I have attended a purchase workshop and now I’m patiently waiting (it’s been over 72 hours) for underwriting to let me know that I’m qualified. For some reason, I assumed that the no down payment meant that NACA/Lender was covering the down payment. I’m aware of NACA and generally understand the savings it can bring, but the process and the turnaround is excruciatingly slow. Has NACA considered hiring more MCs and underwriters to manage the load?

            I don’t have any sort of payment history and I only have a good credit score from a loan I paid off. Will I still qualify for NACA?

            Hello Laura,

            Are you saying you basically live off the grid? You have no utility bills, cell phone or internet service, car insurance payments, nothing at all which is paid on a monthly basis? Any of these can be used to establish payment history and are considered “alternative credit” in the NACA program. You only need show three regular monthly obligations other than rent that have been paid on time for the past twelve months.

            There is certainly nothing in what you have written that would prevent you from being qualified. In fact, it’s almost never a case of IF you qualify, but when you will qualify. If you are willing to to make the commitment to follow the program rules and the directions given to you by your counselor, regardless of how long it may take, you WILL succeed in the NACA program. I suggest you go ahead and get started.

        Mr Trumble my husband and I both signed up for the NACA workshop for August 1st but for different times. Should we keep as is or cancel one? Do we both become members? If only one person become member, will the other person be able to access everything and will be able to contact the counselor?

          Hello Esther,

          You should both attend the workshop, preferably together. However if participating in the same workshop is not possible, then you should keep the separate workshops to ensure you both attend. However, ONLY ONE of you should go through the registration process. While you both will become members, separate registrations will create two separate files, which is not the correct process. There should be only one file per household. Both of you will be on the same file, and both can be registered at the same time.

        Yes you may buy a home with your partner even though you are not married. However, be aware that should you buy a home together and then go your separate ways, the legal requirements and options regarding the home are entirely different than if you were married. You may want to consult with an attorney to make sure you are fully aware of the differences before you buy.

    My credit score is really low. I’m trying to raise it. Would like to buy a house and stop paying high rent. I no I could get a lower house payment than I pay n rent and it would b mine. Just not sure if you can help me with my credit score.

      There is no minimum income requirement to work with the NACA program. The only effect your income level will have will be on the size of the mortgage for which you will qualify.

      By federal law, the TYPE of income you receive is not a factor in obtaining a mortgage or any other form of credit as long as it is a legal form of income. Disability income is perfectly okay to buy a home.

    Hello Tim, I been working with Naca from 9/17 until now 4/18 my problem is that the agent that I’m working with keeps asking us for the same papers over & over WHY? And when he asks my husband for somethings he bring the documents in & he turn around & ask for them again I don’t understand why is he doing this, I think he does not keep a record or files anything or maybe he has more than he can handle so, now since Naca does not check your credit score he asking me to get my payments down even though I’m paying them on time NO late payments & my score is 700, he told us a number & said we can start looking for a house because he is putting our paper though to get accepted so we can go to the home buyers class. So the next day he emailed me this long sorry excuse about my credit . I was so mad because now we are paying month to month rent hoping & wishing that we are on our way. Please help what wrong now.

    I have a question. I`m trying to apply for NACA program and I don`t if I can come to the workshop in my area before my appointment date. so basically, I`m suppose to go to the next workshop in November but there is one in July and is full, I couldn’t register.     my question are: When approval happens, do they say how much money we are approved for? and the interest rate? (Do the underwriters say- yes, you have been approved for X amount of money at X amount of interest rate?). Will it negatively impact what the underwriters see if I go into a bank and see what morgage product they can offer me?

      In the NACA program, you are approved for a maximum affordable monthly payment amount. That, based upon the current interest rate and your projected taxes and insurance, determines you maximum purchase amount. Your interest rate is locked in when you submit the Purchase and Sale Agreement for the house you are going to buy.

      Going to a bank to “see what morgage product they can offer me” cannot help you in any way. No bank anywhere can match the terms of the NACA program, period, and the difference will be in the tens of thousands of dollars. Plus an application elsewhere will result in another pull of your credit file, which will then have to be explained in your NACA file.

    Hi I’m currently working with NACA and I qualified for a loan that was much lower than I anticipated, so I am adding my significant other to the mortgage. I have all of his documents but I’m waiting on a copy of his tax return from 2017, because I lost it on turbo tax. They said it will take 75 days, will this prolong our process?

      Not having his tax return will delay your re-qualification. Did you not print out a hard copy of the return for your own files? It is a requirement, so anything you can do to expedite getting the return will be to your favor.

    My household is comprised of my Husband, 7 yo daughter, my Father-in-Law and myself. Would I need to add my Father-in-Laws income in the process as well or can I just fill it out with the income for my husband and myself?       The income and obligations of all people 18 and older who will be living in the home must be included when creating your budget and affordability. This does not obligate them to the mortgage, but does recognize the fact that each person’s income and expenses affects the entire household.

However, please be aware that there is no child care provided at the workshop and you will need to bring items to keep your child occupied during the four-hour workshop. If your child should become distruptive, we do reserve the right to ask you to leave for the sake of the other attendees.

      There are actually hundreds of downpayment assistance programs across the country, which unfortunately makes it impossible to create a single comprehensive listing. However, your local NACA office should be able to give you some help, and a quick internet search should also be helpful. Don’t forget to also check with any professional, fraternal or community organizations to which you may belong to see if they have a program for their participants/members.

      Hello Jasmine Echols,

      It depends upon the specifics of the situation. In any event though, you won’t be disqualified, just delayed. Typically, if there is one late within the past twelve months, it can be overlooked with a letter or Explanation. If there are multiple lates, it is far more likely to cause a delay unless you can prove that it was something totally beyond your control. You will need to attend your first counseling appointment so your counselor can review your situation and advise you on how to best proceed.

    From what I gathered in the previous comments it looks like to be qualified for approval I need to have at least 3 monthly financial obligations paid on time for at least 12 months. What about credit cards that are written off? Do those NEED to be settled or paid in full in order to get approved for a mortgage (after I attend a workshop and see a counselor). Basically, it would be more beneficial to me to save my money than put it towards written off debt ALL at one time and instead make monthly payments to pay it off.

      Hello Kelli,

      Judgements and charge-offs that have been active within the past two years must either be paid in full or in an agreed-upon payment plan with payments made successfully under the terms of the plan for at least the past tweleve months.

      Those that have not been active within the past two years will still require a Letter of Explanation, to describe what they are and why they have not been paid, but will otherwise not affect your qualification.

      Charge-offs and collections that have been active within the past two years must either be paid off or in an agreed upon payment planwith 12 months of on time payments. Any that are more than two years old will require a Letter of Explanation, but will not have to be paid.

    I registered for a workshop in April but may not actually start the full process until beginning of next year depending on my lease. Can I still attend this workshop and then once I’m ready proceed to the next step (counseling session I believe) or would I have to re-attend another workshop once that time comes. Thanks!

    My girlfriend signed up for the meeting to own a home. She will be on the title of the mortgage. To get approved for a higher loan can l be added with her? Myself and my father have a house and l am primary on the table of the house. The checks that are made out to the bank each month Have my dads name. l give him 00 monthly without me giving him a check that states that l pay rent / mortgage. Can l still combine my income with my girlfriend to get approved for a higher loan.

      Unfortunately, you cannot be on the mortgage or add your income. NACA program rules state that no member of the household may have an ownership interest in another property. In fact, if you are going to be living in the house with your girlfriend, it in fact disqualifies her from the NACA program.

          Hello Albert,

          Unfortunately, NACA does not do loan refinancing. The only way NACA could be of help would be if you were experiencing a hardship that threatened your ability to make your mortgage payment. In that case we might be able to work with you on obtaining a mortgage modification from the bank. However, you will need to be able to demonstrate that something has changed that will make it impossible for you to make your mortgage payment.

    I completed the workshop and now have an appointment next week with a councelor. The only 3 bills I have are Rent, cell phone bill, credit card, is that enough as far as the 3 monthly payment requirements?? Thank you.

      Hello Merawit,

      Unfortunately, rent is not acceptable as one of the three trade lines required for qualification since it is a totally separate item that is fundamental to your qualification in a completely different way. Rent is the primary means of showing that you can afford your current rent and have kept it current, which in turn demonstrates your specific ability to make a mortgage payment each and every month. Remember, virtually any other documented monthly obligation, such as utilities, car insurance and even gym memberships can be used as an alternative trade line for qualification.

          It depends on how clearly they are shown on your bank statements. You would still be wise to get a payment summary from all three sources if at all possible. If not, create your own summary with an extra copy of the page from your bank statement showing the payment for each month. Remember, it’s always “better twenty pages too many than one too few” in the NACA process.

    Tenant has been occupying the property for three years and now wants to buy it. Can she qualify to purchase the home she’s been living in or is this prohibited?

    Similar question: If the property has a “lease purchase” agreement in place and the occupant wants to exercise their option to purchase the home, can they go through the NACA program?

    Lastly, provided all of the required paperwork is completed and submitted on time to the counselor, what is the most realistic turnaround time from paper submission, reviewed, loan approved to loan fully funded and keys delivered to the ‘former tenant’ now ‘new home owner?’

      Tenants purchasing the home in which they currently live is in fact quite commonplace in the NACA program. You will simply have to settle on a final sale price. After that is is no different than any other transaction.

      Because the NACA program deals with the buyer’s individual financial picture instead of using score, the time frame is different for every person. Some take three months and others can take up to two years. If there is any such thing as an average, it is probably about six months.

    hi I have an appointment for the work shop hoping to own a home in the next year or question is I do not pay rent I love with family members however I do have car note insurance fpl credit card Bill’s etc..would I not be qualified if I dont have rental history I never rented an apartment ever..and what if down the line I do decide to rent a apartment while going through naca will that disqualify me to buy home.

      The answer to your question is in fact rather easy and involves the concept of Payment Shock. Payment shock is defined as the difference between what you are now paying in rent and your desired mortgage payment when the mortgage payment is more than your current rent. Therefore, someone paying $900 per month in rent and who wants to qualify for a $1,200 mortgage payment must save the $300 Payment Shock each and every month without fail to demonstrate their ability to make the desired mortgage payment.

      The same concept applies for those who pay zero rent. You will be required to save the full amount of your desired mortgage payment for at least six months in order to become qualified and continue to do so each month without fail until you close on your new home.

    Hi..hopefully when I go see my counselor in a couple weeks I’ll be ready to be submitted for approval. How long does it usually take for Underwriters to give a yes or no answer.

    I’m trying to purchase the home im currently in but asked to have $3,000 Reserve Monies. Do you think all of that money will be used?

      Hello Tnicole,

      Right now, the underwriters seem to be taking about a week to come back with en initial decision on a file.

      You should understand however that there are some factors beyond your immediate control that may prevent your file from being submitted immediately at the end of your appointment. Both the Verification of Employment (VOE) and Verification of Rental (VOR) must be completed and returned by your landlord and employer before the file can be submitted.

      As such, one thing you can do is make sure they both know that the form will be coming and that they should complete it and return it as soon as possible upon completion. Beyond that, make sure you follow every instruction provided by your counselor, and call NACA Member Services at 425-602-6222 whenever you need an update.

      Actually, $3,000 is a relatively small amount for your Minimum Required Funds (MRF). If all goes well, it won’t all be used, because it’s not supposed be be all used for the purchase of the home. Your MRF also includes and emergence reserve of one or two months of your proposed mortgage payment which you should keep in reserve to cover any unforeseen items that occur during and after the purchase of your home.

    I have a 800 credit score and $10k in savings, i pay rent,car, credit cards and utilities and yes i am employed.i seeing soo many homes to buy asap and other lenders want my business but i chose naca.

      How long has it been since you took the workshop? All the data from the registration forms must be manually entered into our system so it can take a week or longer, especially with the holiday this week, before you receive your ID number.

        Hi Tim, i am very frustrated with the process, i have submitted all paper work requested of me and sometime twice because my counselor couldn’t locate it in the system. the last time i spoke to her and submitted documents for the third time was 06/14 at that time i was told i was ready to go to underwriters after i submit a couple of letters which was done and sent 06/17 per her request to email to her email address since she’s not getting the documents when uploaded. she then told me it will be about a week or 2 before the underwriters get back to me. 7 business days later. i called for an update just to find out my counselor will not be back in the office until 07/12 and my file has not been sent to underwriters. in fact looks like the file is incomplete. now how can that be? the only way this file can be incomplete is if my info is still sitting in her email to be uploaded. in the mean time a few of the houses i have interest in are now below market and will be snatched up before i can make a bid. Tim is it anyway i can get another counselor to review my documents and send them to underwriters? do to my new position at work i can not take off another week day and when my current counselor return she will need updated doc’s because it will be a new month. please help.

    Hello , I have a couple of questions regarding DTI if I have a loan take out my 401k does that go against me . As well if I owe federal or state taxes but been on a payment plan No garnishment ever will I have to wait until they are both paid off in order to close on a house once all my paper is in . As well with bills me and my partner split bills so sometimes it so it’s bounces back and forth with rent lights etc for my monthly expenses is that a problem ?

      They are still monthly payments that you are making and will therefore factor into yrou budget and affordability unless you can show that you have ten or fewer payments left.

      Your household budget and affordability are based on all members of the household, so it probably won’t be a significant issue if any at all.

    Does NACA help with refinance or modification? I did one year ago, but my loan doesn’t go down and if we try to sell, we can’t because the houses in my neighborhood are lower that what I owe. I owe $309,000 and houses around here are in the $200,000. I’m with SELECT PORTFOLIOS SERVICE. They say we can’t do anything at this time. Until we drop the mortgage down some more. I’m at a 2% interest and my mortgage payment is $1400.

      Because of the bankruptcy, you will not be able to complete the qualification process until 24 months after the discharge date, July 14th, 2020. However, that means that now is a good time to start the process as you will have several months to work on your situation and make sure there are no issues standing in the way of your becoming qualified the moment you reach that 24-month mark.

      Go ahead and register for a NACA Qualification Workshop on our website and schedule your first counseling appointment as soon as possible.       NACA is a true no down payment program, so yes, it will reduce the amount of up front money needed to get into a home of your own.

      It is impossible to determine from the tiny bit of information in your message, since that is actually the purpose of your first counseling appointment.

      For now, go ahead and attend the workshop, but check on our website to see if we are bringing an Achieve the Dream event to your area. The event will take the first four steps of the NACA process and bring them all together in one place. This allows us to take a process that takes several weeks and condense it down to potentially a one-day process. You will either leave the event with an approval or knowing your next steps required to reach qualification.

      Your question actually tells me that you do not understand how the NACA program works. Our job is to work with you until you get approved. It’s not a matter of disqualified, it’s what actions you need to take to get qualified. NACA is a counseling program, not just a mortgage application process. We work with you as long as it takes and guide you through what actions are necessary for you to become qualified. If you are willing to do whatever is necessary for however long it amy take, the NACA program is 100% successful.

      The only way you are actually disqualified is if you deliberately withhold pertinent information or otherwise violate the law, or act in such a consistently offensive and inappropriate manner to the NACA staff that we have no alternative to ban you from the program.

      You are the biggest single determining factor in your own success in the NACA program by far, and your dedication and cooperation are key factors in that success.

    I jus signed up for a workshop. I’m single and stay by myself, no kids, good credit and 2 steady jobs and rent keeps going up. So I’m pretty confident to qualify for a lower mortage payment or around the same. My main concern is I will be put on the back burner as I don’t have a family an not considered “priority”.       I’m occasionally surprised by the meanings people assign to a certain term or phrase, and the misinterpretations of the word “priority” as a part of the NACA process are all over the place.

      Your concerns have absolutely nothing whatsoever to do with priority status, not to mention that it implies that we somehow play favorites in choosing “who to help first”.

      The term “priority” simply refers to whether you make more or less than the median income for your metro area. It can affect interest rate reduction and where you are allowed to buy a home. It has nothing to do at all with the size of your family, credit status, or any of the things you listed.

      Likewise, who we help first are the people who are ready to move forward in the program, period. You, more than anyone or anything else, are the determining factor in how rapidly you progress through the program. Your on-time payment history, savings and other factors that are within your control are what determines when you are eligible for qualification.

      You are correct that in most cases, you are able to qualify for a mortgage payment at least equal to your current rent payment. In fact, many people find that it is less expensive these days to own than to rent!

      Based on what you have written, I suspect you will be fine. Go ahead and sign up for a local workshop or Achieve the Dream event if there is one coming to your area. Worst case scenario is your counselor will be able to advise you on what actions need to be taken to get you to your goal of homeownership and how long it will take. One of the biggest advantages of the NACA program is that if you follow the program guidelines, follow your counselor’s instruction and stick with it for however long it may take, you WILL become a homeowner through NACA.

      There is absolutely nothing about your circumstances that would disqualify you from the NACA program. There seems to be some sort of misconception out there that social Security or pension income or receiving some sort of other benefit such as Section 8 is a reason to disqualify someone for credit. In fact, the opposite is true. Federal law specifically states that the type of income one receives may not be used as grounds for denying credit of any sort as long as that income is legally received.

      Additionally, your Section 8 benefits can be used to help you buy a home through he Home Ownership Through Public Housing Assistance (HOT-PHA) program.

      I strongly suggest you attend out Achieve the Dream event coming up April 2nd through 5th at the Park Expo and Conference Center (formerly Charlotte Merchandise Mart) on Independence Blvd (800 Briar Creek Road, Charlotte, NC 28205). The event will get you started in the process and potentially even get you qualified in as little as one day.

      Unfortunately, I can tell you for a fact that you will not be able to become qualified, find a home, and have everything in place to close before March 31st. In fact it was the “be in your new home in 30 days” sales pitches that played a large role in creating the housing bubble in the early 2000’s that in turn resulted in the Great Recession. In short, you should have started several months ago to be ready by March 31.

      In reality, three months is a short time frame for completing the NACA process, and six months is pretty typical. Because NACA is a full-document underwriting program, everyone’s situation is different and takes a different length of time.

      With the additional questions you asked, it appears you have not attended a NACA Qualification Workshop yet. I strongly suggest you do so as this will give you all the information you need about the NACA program and is also the required first step in the process.       Hello Heidy,

      The NACA program is 100% financing, so there is no down payment. Any funds that you may have available from savings, gifts, down payment assistance programs and so on can be used to buy down your interest rate instead. The bank pays all the closing costs. You will still need some savings for an earnest money deposit on the home you buy, plus funds for inspections, plus the initial property taxes and homeowners insurance. So there will have to be some savings, but only a small fraction of what you would need for a down payment and/or closing costs.

    I opened a new bank account 30 days ago. I am doing the webinar workshop on April 18th. I only have credit card bills, life insurance, phone bill, and car insurance. Would that be enough to qualify me? Also, If I start my payment shock before the workshop would that be ok? I want to make this process smooth and successful. How far do you guys go back on the bills i have listed up top? SInce I have to change banks. My payment history on my credit report is 100% for the last 2 years.

      Unfortunaely, many of yoru questions are too vague for me to answer specifically. This is why you need to simply get started in the program. NACA requires three active trade lines with on time payment histories for at least the past 12 months. As such the credit card, insurance, etc. could all possibly help you qualify.

      NACA looks at your past two years of financial history, with emphasis on the past 12 months.

      Again, you need to simply need to get started in the program. Remember, NACA is a counseling program, not just a mortgage application process. Your counselor will advise and guide you on exactly what steps you need to take to reach qualification. It’s not just a yes-or-no situation.

    Hi, my husband and I have rented a for almost 2 years and towards the end of the lease we came across a problem where there was a water leak and it made the bill $400 our rent was $900 they turned our water off so we had to pay it because we have 4 kids we informed the landlord about the leak they sent someone over to fix it but they wouldn’t work with us on our payment so they evicted us will that stop us from being qualified?

      Based on the thumbnail description here, I cannot say for certain what effect the eviction will have since it was largely due to a situation beyond your control, nor do you specify when the eviction happened.

      You will need to provide your counselor with a Letter of Explanation telling the story in detail, plus any documents supporting the situation, such as the excessive water bill and any proof of the water leak and its repair.

      That unfortunately is a (possibly complicated) legal question, which not only am I not qualified to answer, but can vary dramatically depending on the state in which you live.

      You will have a burden of proof, no matter the circumstances. You will have to provide evidence that he has a different place of residence than you by providing copies of utility bills and similar documents that show his address is different from yours.

      If he owns his own home presently, you may also run afoul of the rule that no member of the household may own another property at the time of closing, depending on how his status is determined.

      There are other variables, such as whether your state has legal separation laws. There’s just too many “if’s” to begin to address here.

      Your counselor should be able to give you the information you need and best advise you on how to move forward in your specific situation. Otherwise you may need to consult an attorney.

      If it is something that normally reports to the credit bureaus, such as credit cards, auto loan and so on, it should be on the credit report when we pull it. Anything that does not report to a credit bureau, such as car insurance, utilities, etc. will need proof of payment for the twelve month period.

      If you have any doubt, provide the statements for the past 12 months. The basic rule to remember is that it is impossible to be over-prepared.

    I am considering going to a workshop and I just want to make sure that I would even be able to pass the application process so my spouse (not married yet) does not file taxes because he has disability and does not work could NACA still work with us I just started working for a company 4 months ago before that I was working at McDonald’s for 3 years

    I have only had my car and car insurance for 9 months, both paid on time. I do have internet and cell phone which, unfortunately have not always been paid on time. My question is, Would it benefit me to stretch out submission of documents to meet the 12 month payment history or just submit what I have including late payments with the letters of explanation? Basically which option would work best in my favor?

      Hello Meme,

      It is impossible for me to say for sure without looking at the specifics to determine if these will cause you any delays. However, that is the very reason you should go ahead and get started in the program.

      Remember, the NACA program is a counseling program and not just a mortgage application process. Instead of guessing what you might need to do to get qualified at some point in the future, your counselor will advise you on exactly what you will need to do and will also set a specific target date for your qualification.

      While it is almost certainly going to be a few months before you can qualify, let you NACA counselor coach you on how to reach that qualification point as quickly as possible.

      Hello Treva Bishop,

      I’m afraid there is no NACA form by that name. Transactions Summary typically refers to a printout of the online summary of activity on your bank accounts since the last statement was issued.

    My husband and I are about to start the Naca program and we haven’t started yet. I see this list but are these requirements up to date. I see that it says 2012 and 2013. Would need 2017 and 2018 tax returns. Just want to be ahead of the game at all times so when someone does ask us for information over and over we can go ahead and give it to them no matter how many times they ask.

      Hello Gem86,

      The reference to 2012 and 2013 tax returns only means you are reading older and possibly outdated materials. Here are the documents you will need to get started:

      Legal ID
      Most recent 30 days of paystubs.
      Last three months of bank statements for ALL bank accounts (12 months if self employed).
      Last two years of tax returns (2018 and 2019)
      Last two years of W2’s and/or 1099’s (2018 and 2019)
      Last three months of credit card statements
      Any other documents which you think may be relevant to the situation such as divorce documents, bankruptcy documents.

      If your counselor, the bank underwriter or anyone in the process asks you to resubmit a document along the way, just resubmit it (no matter how many times) and email that person to notify them you have sent it.

      I am continually amazed by people who get such a request and spend far more time and energy complaining “I shouldn’t have to…” than it takes to simply re-send the document. Every direction or request you will receive during the process will be given to your for a good reason, and not complying is only becoming your own worst enemy in completing the process.

      I’m not sure where you are reading that information, but what you need are your most recent two years of tax returns, W2’s and tax transcripts. Please submit your 2018 and 2019 forms to your file.

      Hello Daisy Pereira,

      Three months of bank statements are required if you are a regular W2 employee. If you are self employed or a 1099 employee, twelve months of bank statements are required.

      Additionally, if you are self employed, you need to go through your bank statements and note all business income and business expenses, using “BE” for Business Expenses and “BI” for Business Income.

    I am debating on rather putting my boyfriend on my NACA mortgage. I just started the process and wanted to make sure everything is in order. I have a few questions, would it delay the process if he hasn’t had stable income for the past two years? He recently just went through a divorce, so unfortunately he has some negative accounts with both of their names on his credit we are trying to clear up as well as back child support due to not having income? Nor does he file any taxes ? Would it hurt more to add him ? *sorry for the long story

      It’s impossible to say for sure based only on what your have written here. However you mention several items that are all potential setbacks to you in th program if you add him. Unstable income, past due child support and a questionable payment history are all items that need to be clear for 24 months to be eligible for qualification in the NACA program.

    My boyfriend and I live together. We make about 80k which in Arizona puts us as non-priority buyers. Ok.
    Rent is paid on time every time buy him.
    We’re both on the lease so that’s not an issue

    1. He does not want to be on the mortgage. I saw your reply about using his income and debts but not being named on the mortgage.
    My question is would he have to provide all the same paperwork I do like 2 years of taxes and what not? He hasn’t filed In a few years so we do not have those documents.
    If we do it this way I won’t have to do payment shock right?
    I might be able to convince him to File if I can promise he won’t be named or liable for the mortgage payment

      Hello Karla,

      He is not required to be named on the mortgage, but must still provide paystubs, tax returns and so on as a member of the household. If he is exempt from filing a return, simply provide evidence as to why he is no required. Otherwise, the past two years of returns and W2’s/1099’s are required.

    Hi, first and foremost I’m glad I came across this page. My question to is do naca require you to have money in both your saving and checking account or just the savings account? Also my credit cards statements shows a balance but I paid my credit, what do I need to do in regards to my account and statement showing something different?

      Hello April,

      To be honest, your questions seem a bit vague. I’m not entirely sure you grasp how bank accounts relate to your Payment Shock and Minimum Required Funds. It is the sum total balance of both accounts when your statement comes out each month that makes the difference, not how much is in either individual account. I strongly suggest reread the Qualification Workbook at . Reading the book cover to cover will give you a big advantage when starting the process.

    I am the applicant in the naca program, but I have 3 household members. My question is do I have to submit financial paperwork for each one?
    Also How it is determine if they can pay heir own debt and responsibilities, so it is no added to my debt.
    I was explained they needed to demonstrate they can pay their debt 3 times so it is not added t mine; However I have a coworker also applying for the NACA program who was told her Husband/household debt would not be added to hers if he can proof 12 month of payment form his account.

      You will have to submit the financial profile of all adult household members. Your Qualification Workbook states, “You will work with your Housing Counselor to determine an affordable monthly mortgage payment. This determination requires information about every household member and dependent who will be living in the home you purchase, even if they may not be on the mortgage. This is needed because every member of your household affects your financial situation and capacity to make the monthly mortgage payment.”

    Hi I am currently trying to figure out how to find the naca budget form. It is the last thing I need to complete to move forward with my process. However the budget form is not present on my web file when I sign in. Is there a a place I should download it from complete it and then upload it to my web file? If so where can I find this form and under what tab should it be uploaded on my web file?
